Developer said that the short side that everyone hasn't been a fan of was done that way because of height restrictions.

Height restrictions? What are they protecting? The view of Durham and Burlington?

Maybe that is why they burned down the Butternut Building. Retroactive height restriction.

Thy started leasing units this week. The inside has a bunch of work done already.

The exterior might be moving slow b/c so far the entire front facade has been either brick or block. The prefab siding like 1501 has only been on the back side so far.

Pre-leasing seems to be going strong. As of 3 weeks ago there was one studio unit left in the entire building and they just posted that there is only 1 2br unit left for phase one.

I know it sounds kind of crazy, but the shovel ready sites for projects this scale seem to be getting slim near OM. The lots around 11th and Harney, 11th and Jackson, 15th and Harney and 15th and Jones are the ones that jump out to me. Yes that is still some opportunity, but if you are wanting to do a less that $20 million project in prime location you might need to get your hands on land pretty soon. Obviously I could be wrong about this, but lots like OPD, Orpheum, Embassy Suites and UP seem less likely to develop anytime soon.

From this view the lowest floor looks like commercial space?? Any idea what might be going in there??

BVH Architects is moving into that building from 15th & Jones. I assume it would be on the first floor at the northeast corner. Haven't heard of any other commercial, but it looks like it was designed for such.

It is BVH and City Ventures, the developer of the project, taking all the commercial space.

I like how post modern this building is, but I wish Omaha would get out of its 5 floor condo building stage and go higher. :D

The 12 story apartment building will help with that. Another commercial to residential conversion would be nice as well.

Somebody needs to take the next step and start offering residents 15-20 story residential options. Omaha is so slow to make that leap for some unknown reason. I'm convinced that were a 20 story residential tower, or combo hotel and residential building, be built, people would flock to it for the more urban feel, and the views.
