I will try to keep an updated count of units u/c at a time. Â Adjusting it every time a project begins or ends. Â My number will only include "urban" housing, pretty much anything east of 72nd unless a project west of it becomes worthy like a Crossroads redevelopment or 80Dodge-esque project pops up. Â It is too hard to keep up with all the big complexes in the suburbs.
My unofficial count shows 756 u/c right now.

Best count I have now is 978 units u/c along with 164 beds at the Newman Center, I didn't include the Carberry buildings b/c I don't know the number. Along with the number of smaller projects that are tough to keep track of I am sure we are over 1000 u/c right now. That isn't counting things like Midtown Triangle, The Conrad or the new UNO student housing either.

There is also a senior complex being built by Immanuel across from Iowa Western . The first phase is in progress. I'll have to do a little research for the total number of units.

64AVE townhomes have finished up. There has been recent dirt work at 1404 castelar, but idk if it's still the original project.

Here is a summary of advertised rental rates in the Omaha Metro based on my own survey of Craig's List data for the past two months.
As of 02/22/2021.
Studio Units. The average is $701 for 527 sf. $1.33 per square foot.
One-Bedroom. The average is $806 for 737 sf. $1.09 per square ft.
Two-Bedroom. The average is $1,023 for 1,056 sf. $0.97 per square ft.
Three-Bedroom. The average is $1,321 for 1,319 sf. $1.00 per square ft.
