I actually like the siding. The pieces are smaller than on the jLofts so the lines between them provide a little texture. And at least the nails/tacks/whatever aren't showing; that's what I hate most about the jLofts, and for a while after construction was over I thought it was still unfinished because to me it looks like temporary siding sloppily nailed on.

I agree, I am not a big fan of the siding on JLofts, it does look tacky.

Windows going in on the corner and the east side of the building is really coming together. Really starting to come together!

Took a tour yesterday and its a really cool place. I will get photos posted up later.

1. They did a great job of hiding the two stories of parking in there.
2. That retail Bay on the NE corner is a good size and has really high ceilings.
3. The corner units on the NE corner have great windows.
4. The courtyard patio is going to be really nice including pet areas and built in grills.
5. The Rooftop Deck on the NE corner has great views. Its not the largest deck ever, but its a nice space and has a community room off of it.
6. Several firetrucks left. They had most of the windows open yesterday and the noise wasn't to bad. I am guessing may be the siren is projected more out than up.

Nice photos Brad, looks like a cool project. I really like the unit with the brick wall.

I noticed how ugly the fire dept building and police HQ are. They both need replaced. The buildings and their parking lots extending all the way to the street.

Great tour!

The corner units have some fantastic views and it is very cool that they left that brick exposed. Nice quirk.

I agree with skinzfan too. That angle of DT might be it's least flattering with all the building's backs facing toward it and that fire station. It seemed like every degree you tracked further east and south the city got more attractive. Picture number 16 is downright charming!

This whole area looks ripe for redevelopment. The Midcity Pawn Building looks like it would make an especially good candidate for a loft conversion project.

Yep, that's the OFD HQ.

OPD and OFD need a new joint HQ over by the Rorick.... And the jail needs to move up by the airport....

That would be a good spot for an HQ. Before the planned Hotel Joslyn was announced, I always thought a good spot for a PD/FD HQ would also have been along Farnam between 20th and 24th. A way to infill a really desolate stretch at the edge of downtown.

Signage went up today on the two northeast sides of the building just like in the rendering. They have also replaced the light poles on the north side of the building with decorative ones like the ones in front of JLofts.

This building is really interesting. I really enjoy the signage and it almost looks like they made a conscious effort to copy the color scheme of The Max right across the street. I really enjoy looking up Jackson over the stretch of single story store fronts and seeing this building peering over them.

At 1501 Jackson, work is still underway on the upper floors. Bottom floor renters can move in next Friday, August 1.

"It's going really well. We're 37 leased out of 72. So over half the building is pre-leased," Moira Bickford, Property Manager at 1501 Jackson told KMTV.

Thanks for all these updates! All three look like they could open very soon.

I wish they would of added a planter to the corner bump out here, like they did in front of the Hyatt.

Your welcome. There are two planters going in on the corner. You can see them by each light pole.

To me it looks better in real life than in the rendering.

Is there a trend where apartment dwellers prefer little windows?

There are no little windows in that building.. The corner windows are floor to ceiling and the others seem really large when you are in the apartments.

I agree with you Brad. Compared to the Kimball lofts in the building to the south, the windows in 1501 Jackson may seem small, but they really aren't.

The trash chute was finally being taken apart today. Hopefully that means the project is on its very last steps.

The place is finished and open with residents moved in. Also it looks like they secured a ground floor tenant, the for lease signs were taken down and some work is being done inside.

Not entirely sure. Their website features properties like 1501, Limelight, Barker, Flatiron and Corvina.

Real estate office gets space in downtown Omaha
A real estate office has opened in a retail bay of the 1501 Jackson apartments in downtown Omaha.
The staffs of Seldin Co. and World Group Commercial Real Estate, which are affiliated, will provide services related to apartments and retail and office space.

Jeff Beals, vice president of World Group, said the new 2,615-square-foot office marks another step in the evolution of downtown Omaha.
“It’s a sign that Omaha is maturing,” Beals said. “We’re starting to see a full range of businesses come in, and this is certainly indicative of that.”
About 15 Seldin employees, previously scattered at various spots, will be based at the office to manage six downtown apartment properties, including the Limelight, Barker Building, 1501 Jackson and the still-under-construction Corvina and Flatiron units.

It's always good to see rental management companies locate their administration near their properties. It makes them a lot more accountable, and makes it easier for them to deal with issues.
