Looks great. If this happens, I really hope momentum trickles down 72nd Street and the surrounding area.

If this was such a "sure thing", the developers wouldn't need any public financing assistance. There is plenty of private money available for big projects that make economic sense. I read some of those comments, and it really should be illegal for some people to talk about anything other than sports and reality TV.

One lady even had the audacity to say something like "Omaha doesn't have the funds to pull off a project of this scale, and that money belongs in North Omaha"

The only things I don't like are the words 'future' and 'proposed.' Also, I know there's nothing they could have done, but I don't like the way Target fits in; or doesn't fit in more accurately... Otherwise looks good.

What an absolutely stunning urban makeover. Right now we have a suburban dump. It's going to be fabulous to see this space transform over the next two years.

I sort of like the way they have sort of partitioned Target and the parking garage from the rest of the project

I'm not to worried about the proposed and future developments. There is only one building out of many they have marked for future development and all the rest will be built in the first phase. The building with proposed on it is marked so because that is the library and that would be built with city funds, not the developers. So whether or not that building comes to fruition is up to the city council.

Let's be honest. I could easily see this bond getting rejected because of all the people in west Omaha voting no because it wouldn't affect them.

I could see that, but only if Stothert had alienated her support base... Which she hasn't... Yet.

Putting this to a vote was a terrible idea. It'll end up just like a casino vote with no one actually knowing what the heck they are actually voting against.

I really like the new concept, and I'm really hoping the "No new taxes" crowd doesn't kill it. If Stothert is backing it strongly and campaigns for it on it's business merit, I could see it having a solid chance of passing, though.

Crossroad Village has been in news a lot lately. Site plan were published in the January 30th Omaha World-Herald is similar to concept plan published a year ago in the paper.

Crossroad Village is a cross between Midtown Crossing (Apartment and retails surround a park, single developer ) and Aksarben Village (Street grid). True both have a park, retails, office and apartments, but unlike them, do not have a movie theater.

I think the new North - South streets would be 74th & 75th. East - West Streets would be Capitol & Davenport.

I hope residents of Omaha vote yes for Crossroad Village!

I hope they make the road in front of Target into a real street by adding sidewalks on both sides and minimizing entrances into the parking lot.

I doubt it will happen, but it would be ideal.

I think you are spot on about 74th, 75th and Capitol. There's a little wiggle room with the northern street. It could end up being Davenport, Chicago, or the widely unknown Wakeley.

Better street connectivity through there like the plans show would be awesome.

The latest site plan seems to show the buildings closer to Dodge, which I think will make it look a lot better. The big malls surrounded by oceans of parking always look desolate, and i think current trends towards the lifestyle centers and more mixed placement reflect a changing philosophy.

I doubt anything would happen between Target and their parking lot, since it's all their land.

The only thing I could possibly see happening in front of Target would be if the city took some of the land for the BRT transit stop in a couple years from now.

I wonder if the Target building could support adding on more floors? If they could add 2-3 floors on top of apartments and/or office space, that's would be cool. This concept would be similar construction to the Lerner building on 16th street.

I doubt that that would be possible. Normally buildings are built with that ability in mind. For some reason I doubt Target regularly builds stores with the thought of putting apartments on top. I could be wrong though. :lol:

Yeah, the Target is a very typical big-box structure. It's built with precast concrete exterior walls, and steel bar-joist roof structure on HSS columns. Anything above would need to be it's own separate structure, so it just wouldn't be practical. I'd put a pretty big bet on the Target and their parking lot looking like it does now for a long time to come.
