FYI, the construction is of the new Papillion-La Vista Elementary School, which was supposed to go in Settlers Creek.

Is it common for a developer to sell off all of their lots to builders? I was interested in this neighborhood but was not wanting one of the builders that had snatched up the lots. Now I have a builder with no lot and do not want to pay a premium to the original builder that got one of the lot I was interested in.

I was at a function a few months ago where there were both developers and city officials. City officials thought a project was a success because of the way it turned out, but the developer thought it was a failure because it took too long and he "lost his @ss" on interest.

I 100% see and know why they did it. I am just not a fan of builder attachment as I now have three options. #1 buy the lot from the builder that they will substantially increase the price. #2 Use that builder. #3 Build somewhere else. I am going with #3 and starting from scratch on finding that almost perfect lot.

I found about 20 lots in North Shore that were acceptable to me, and then went after the builders last fall. Most were already taken or held back by Woodland and they were difficult to work with - wouldn't give me any information. After the lot draw that night I mass emailed about 15 builders and got down to a few that had lots that interested me. Ended up getting a great lot. NS was supposed to break ground June - now it looks like August.
They JUST started pouring roads yesterday in North Shore.

The Papio NRD does an excellent job on their new lakes and trails and this one is no exception. I have ran the trail a dozen times and love it. I am sure that I am going to be kicking myself for picking a different neighborhood. This is going to be a top neighborhood area in seven years. Hopefully I will be ready for a new house by the time phase 3 gets going.

So the trail is done then? I'll have to get out and run it. I'm excited about this area. Hope some businesses decide to pull the trigger - kind of sad the Drafthouse moved a mile.
Isn't Phase 3 going to be fairly soon? There will be some great lake views over there.... From what my builder says the Phase 1 lots are flying.

Hmm, great that you can run around it. Any other uses besides fishing? Boating at all? No? They didn't even at least move some of the powerlines! To me, any lake should be able to have 3 things, fishing, boating, and a path.

I know a lot of people are waiting for this to open. I don't think the boat ramps are finished yet though.

The boat ramps are in but they still have a bunch of machinery and landscaping items filling up the main western parking lot. The North lot is no where near done. The East lot was done but it looks like they were working on bathrooms. The trails are done except for one spot 15 foot spot on the south that they had to redo. They do not have mile markers but a lot of trail signs are up. Here are some pictures from last week.

Looks like Ashbury Farm streets are as completed as they will be and electrical still going in. North Shore streets maybe 10-20% in so far.
Anyone know when Cornhusker will be paved through to the lake? After the subdivisions are done?
I wonder when 114th is planned to be 4 lane the whole way to 370 from Giles as well...

Checked out the street progress after StormChasers game tonight, streets nearly done, some connections, entry boulevards and circle drives to finish off, otherwise looking good. I'm assuming with this rate done by next Friday....I thought the streets would be of a wider variety...

Lincoln road from 120th - 126th will be paved next year. The developer is paying for 50% of the costs. I do not see anything planned for 4 lane road through 2020. Basements have begun. About 20 houses on MLS and about 50 lots have been reserved overall from what I heard last week.

I just checked the MLS (9-12-14). There are 16 pending sales from $289,267 to $499,599.

I've heard only the developers lots are being built on. The other builders are not able to build yet. Something about trouble closing on the lots for the other builders. Anyone heard anything about this? Seems strange.

When I did that search over half of the pending sales were from the developer's building companies. Birchwood, Woodland. There were others that were not from his building "family." Thanks. I am not sure on the other builders, I am just going on what my builder is telling me. He says that he is not able to close on his lots with the developer. He has been in contact with other builders and they are saying the same thing. Apparently only some lots (including the developers) are being closed on. We have been waiting to break ground since they released the permits in early September, but every time he goes in to close on the lot, the developer turns him away. That's happened 3 times now. Just wondering if anyone has heard anything on what is causing this hold-up.

I was out there with a builder yesterday, and they are waiting on power lines for the neighborhood. Water is in though. The houses going up now are using generators for construction power. But wow there is a lot of action out there, from sold signs to construction. I'm looking for a builder+lot matchup myself right now.
Anyone have word on if/when 120th & Giles would get a traffic light? It's an easy shot from North Shore to get on the interstate but that intersection really backs up headed north and turning left onto Giles during rush hours.

Maybe your builder is just slow lining his crews up like mine. I'm getting impatient and even went out to look at existing but found zilch.

Interesting hearing how some lots are able to be built on and potential farmer vs developer issues holding people back.
