This one is really trying to mix in all types of residential. Houses at all price points, villas, duplexes, townhomes, and apartments. I like that the plan is mostly residential since it seems like every development out that way has a large (and empty) commercial component.

The NRD auctioned the land off a couple of months ago. Papio website says the developer is Jerry Reimer

Jerry Reimer and his partner have big plans for a mixed-use development. The apartments will be very nice an unlike anything we've seen in Omaha. I can't remember if single-family housing is part of the plan.

There's been dirt work going on to prep the site for a couple of months. The timeframe to begin construction must be tight because no matter what day of the week we're out there walking, there's bulldozers at work, even on Sundays.
No "Coming Soon" signs up yet, but we're there a lot so when there is I'll be sure to grab a picture.

The Mixed Use stuff will be on the west side of the lake along 132nd street.

Neat! I think that is a good urban design/theme to fit by a ball park -- which feels pretty urban in itself. Right now, we have this nice, gigantic ball park meshed w/ typical new suburbia & meandering roads & a new school & a reservoir, and it is like an "odd intruder" is in the suburbanscape mix (the ballpark). We're already used to homes, meandering roads, schools, reservoirs pushed together...
I can get pushed out because I'm "too much" for some. Then, an observer of me comes suddenly swooping in to "fill my shoes." People are always more accepting of the new one, because their feathers aren't truly ruffled by them. (Yawn) I can count on it every time.

Drove by today and 4 buildings are already up along with quite a few foundations in place.

Yeah, I drive by that area at least once a quarter and boom, there they were. I hadn't seen any construction done until this past Saturday. I had to drive by. Next time I will take pics from the other side, which has the more home/mansion looking facades.

Agreed their architecture is all over the place. Curious what Reimer's inspiration was for this hodgepodge. Still, I would take this over the same cookie cutter developments we get everywhere else x100

Man, they look so out of place. I mean I like the design creativity, but it seems weird out on the plain like that.

Agreed on both counts.
The Prairie Style house was executed well enough, the crack at Tudor Style is close-but-not-quite, and that duplex looking thing is just ugly. And the old-west looking brick buildings... To mix all these styles together in one development is a flop. It all just looks way too novel to me.
I would have suggested to do the whole development in Prairie Style.

I think they were trying to emulate an urban neighborhood like you could find in older Omaha, with a mix of tudor, craftsman, etc.. I agree, it is a little offputting to have just one example of each style, but maybe when it is built out the contrasts won't be so jarring? Rather eclectic mix with like a German Rathaus style on that large building combined with..er.. small town USA brick buildings, but it certainly has personality and I like it.

Yes, of course that is the idea here. And I can't knock the idea itself, its a good idea. Maybe its the single-developer nature of this vs people historically building their own houses. Also, you don't see much Tudor in Omaha outside of Dundee. But back then, individual families were choosing what style house they wanted on their lot.
It isn't organic and it just looks forced... And some aspects are just poorly designed, aesthetically. But in the whole scope of this, its either forced or not happening, so I'll take it

That tudor style building brought back memories of the old tudor style restaurant at the Honey Creek, Iowa exit....the one with the red roof with the huge "restaurant" painted on the roof.

True, I think you hit it on the head concerning the off-puttedness of the project so far. I am also surprised with the layout of the buildings. It is nothing like the blocked, symmetry heavy site plan in one of the early posts. Wow. Just wow. Never imagined I would see these all going up in metro Omaha.

Well, it's about time Omaha gets a "new urbanism" village. Even Lincoln has one... I had no idea this was even going on. Thanks for the pics.
