Settlers Creek (NEC 72 & Cornhusker)
The Fricke family sold off huge tracts of land which eventually became all of the 'Eagle' developments along Cornhusker east of 72nd (ie Eagle Ridge, Eagle Hills, Eagle View, etc). Â This latest transaction leaves them without their farm house/barns... 160 acres of the land on the northeast corner of 72nd and Cornhusker.
As with the 'Eagle' developments, this latest project is being undertaken by Rogers Development. Â Called Settlers Creek (the Fricke family settled the land in 1858, starting out in a sod house!), it will include 227 homes priced at $275,000 and up, 26 acres of park, 10 acres for a future school site, and 24 acres of mixed use commercial development.

It did not say the price, but they will be able to buy any house in sarpy county. It will be a lot different without this landmark on the corrner.latest transaction leaves them without their farm house/barns... 160 acres of the land on the northeast corner of 72nd and Cornhusker.

The Fricke Farm is long gone. Rogers Development's Sign blew over in the Tornaodo. Rogers also developed, Eagle Hills, Eagle Ciew, Eagle Crest. Mike Rogers Dad also use to own the old airport that was along cornhusker, any longtimers remember that. Here is the view opened up from 72nd Street.

New Sam's Club under construction
I noticed a lot of construction activity northeast of 72 nd and Cornhusker in Papillion. Â Friends who live nearby told me that it is a new Sam's Club and Hobby Lobby going in there.

Not saying they won't build at cornhusker, but this week there were executives out of bentonville that were looking at an area around/near 370. Â There are plans for an additional Sam's in Omaha that will be north or northwest (again, there are multiple parcels in consideration). Â Based on warehouse club models, profitability is largely (and majority) based on membership revenue. Â They want to have as much space as possible between the 3 Sam's in Omaha so that when they segment the current member base, there isn't a devistating impact on the current (and sole) Sam's member base. Â The difference of even a mile changes the member radius in such a way that you're talking about potentially thousands of members difference. Â $40 member fee x 2000 people is a difference of $80,000 in revenue from member fees alone. Â Change the member base by 10,000 people (moving further away from the current Sam's), and you're talking a difference of $400,000 a year revenue impact on the current Sam's. I'd be curious to see which location is decided for sure, but part of the allure with 370 is the fact that it is already a destination...and obviously price will have an impact on which land is picked up. Â Sam's paid a handsome price for the new club in Lincoln, and they aren't in the habit of over paying for land every time they build.
As a side note, the parcel near Cornhusker was also a largely talked about Neighborhood market location (they have plans on having several additional built in the next few years), even though the footprint is much larger than what a typical neighborhood market is (40-45k sq ft).

I have to say, while it was a soul-less warehouse taking up quality Dodge St. frontage, having a Costco at 120th & Dodge, with fuel, was very handy. Â We have lots of Costcos in the Detroit metro but none very close to us. Â Sam's wise, there is one not extremely far but it's still not as handy as the Omaha Costco was. Â With that one I could literally run out for milk and only milk. Â Now it's a once every three or four months & stock up trip, if that often.

I guess I was looking the wrong way when I passed by here today, I didn't think there was any more room in this are, but to the south of Walgreens and Hobby Lobby there is plenty. They must have had a wall up on the south end of the parking lot. I will have to check it out again.

The land where the Papillion Elementary School was supposed to go is being replatted into, if I remember correctly, into 19 new residential lots. This can be found on Papillion's Planning Department Website.

All of the walls appeared to be up on the Sam's Club this afternoon when I drove by. It looked like they were working on the roof.

I was just in the Walmart on 72nd and Giles and say the reps from Sams club asking people to sign up so they can go to the new store when its built.
And does anyone know what happened to the plan to have a Sams in NorthWest Omaha?

There were a couple locations that didnt pan out. they still want to add a club but it wont happen in the original time frame they had anticipated.

Yesterday I was at the Walmart Neighborhood store on capehart and they stated that the Sam's Club at Market Pointe is scheduled to open September 25.
