Seems like a theatre would do best if it were situated at the end of the lifestyle centers 'main street'.

I couldn't agree more. Sad that they don't think about that. I think people would love to stroll along and shop before or after a movie. Maybe even get a drink afterwards or get some food before. I would be willing to bet that once a person gets into their car they are far more likely to go home than they are to drive to another spot to shop. But hey their job isn't make successful stores. They just want to build buildings and let the stores worry about the rest.

Do developers usually retain ownership of the shopping centers they build?

Would that big box at the end of the "lifestyle center" be a major anchor (department store?)

La Vista hotel complex advances
Omaha World Herald wrote:A long-discussed hotel and conference center in La Vista is finally moving forward. The La Vista City Council gave preliminary approval to a 257-room Embassy Suites Hotel and adjoining city-owned conference center Tuesday.

Tarwater said La Vista has been heavily involved in the design process for the 131,000-square-foot conference center... The building plans call for the 248,755-square-foot hotel to have seven floors, an atrium that goes up to the roof and a restaurant and sports bar on the first floor.

Suite accomodations coming soon
La Vista Sun wrote:Project Manager Carl James of Pellham-Phillips Architects & Engineers said hotel building plans call for a skylight-covered atrium ascending to the roof. Within the atrium two fountains surrounded by vegetation and full-height trees will grace a lounge and dining area.

The hotel's atrium will connect to a 79,000 square-foot conference center via a wide outdoor-like concourse lined with plants. The conference center which will be owned by the city of La Vista and built to hold 5,000-6,000 people, includes in its décor a restaurant, coffee shop, grand stairway and a fountain.

La Vista officials say the opening of Cabela's will fulfill Southport's promise
Ron Smith, the developer who once owned or had contracts to buy all of the more than 200 acres he named Southport, said, "I think there will be a stream of exciting announcements over the next six to 18 months. Now that Cabela's is up and running, I think everyone else is going to follow suit."

A drive through the area last week showed construction of a Pinnacle Bank branch well under way and the elevator tower going up for a 116-room Hampton Inn & Suites.

In addition to a second building for PayPal that is under construction, grading is about to begin on a 24,000-square-foot office building, Southport Professional Two, that will be a mirror image of a new building that is 80 percent full.

City of La Vista officials last week issued permits for the footings and foundation for another hotel, the seven-story, 257-room Embassy Suites and Conference Center.

Soon to come: announcement of a restaurant next to the Hampton Inn that will open at the same time as the hotel, in time for next year's College World Series; construction of a Fantasy's gas/station convenience store that will be part of a strip offering 10,000 additional square feet of retail; a 40,000-square-foot Southport Center retail center that developer John Hoich said is 33 percent pre-leased; and a trio of fast-foot restaurants: Burger King, Taco John's and Runza.

One or two companies are planning to announce plans to move their headquarters to Southport, said Nancy Johnson of CBRE/Mega and Trenton Magid of Coldwell Banker Commercial World Group.

La Vista conference center awaits OK

http://www.omaha.com/index.php?u_pg=1636&u_sid=2274978
The dirt lot across the street from Cabela's likely went unnoticed by the crowds who swarmed to the newly opened La Vista store this weekend.

The city has big plans for the 19-acre parcel near Interstate 80 and 126th Street, however.

That is where La Vista has envisioned a 79,000-square-foot conference center, connected to a 257-room Embassy Suites Hotel. The hotel, which is under construction, is owned by John Q. Hammons Hotels & Resorts.

While the lot is being graded in preparation for the two projects, the City of La Vista hasn't publicly discussed its planned financial involvement in the conference center since the initial plans were released in 2004. The City Council hasn't approved financing, either.

Omaha World Herald wrote:Growth and expectations of more growth prompted the Omaha-based Securities America to plan a new 87,000-square- foot headquarters in the Southport area of La Vista.

The three-story building scheduled to open in February 2008 will be near PayPal's two buildings and a professional office complex, reinforcing the corporate image of the area that recently became home to a Cabela's store.

Better deal on Conference Center a possibility
La Vista Sun wrote:When it opens sometime in 2008, the conference center adjacent to the John Q. Hammons Embassy Suites Hotel near 126th Street and Interstate 80 will be built with only $3 million of city funds - if the developer has anything to say about it.  The $3 million figure is significantly less than the $18 million to $21 million the city of La Vista originally agreed to kick in for the conference center when Hammons announced his plans more than two and a half years ago.

Hammons is proposing the city give him a $3 million grant for use to construct the conference center and an $18 million loan to be repaid with interest in seven years. The loan would be guaranteed based on Hammons' estimated more than $1 billion personal wealth.

Yeah, I noticed a Kiewit trailer moved in about a week ago.  I assume this is the Securities America property.

Wow, the Pinnacle and the Hampton Inn went up fast. I want to say I last drove out there the third week of November and there was nothing but the elevator shaft there for the Hampton Inn.

La Vista conference center deal to get OK
Omaha World Herald wrote:The La Vista City Council is expected Tuesday to approve a $21 million financing deal for a privately owned and operated 80,000-square-foot conference center. The conference center and an adjoining 257-room Embassy Suites Hotel are slated to open in January 2009, with a 221-room Courtyard by Marriott Hotel opening next door soon thereafter. Construction on the Embassy Suites has already begun. This proposal replaces an earlier plan under which La Vista would have built and owned the conference center. The $21 million financial package from La Vista includes a grant and loan to Missouri-based developer John Q. Hammons, who will own and operate the conference center and hotels.
