Top Floor
Does anyone know what the top floor actually is? Â Is it actually offices or is it a bunch of mechanical rooms for the LEED certification??? Â The entire building was covered with a curtain wall (windows/paneling,etc), but then on the top floor it looks a bit inset from the ground and it's framed and walls were built on the inside making one believe it's a windowless floor w/mechanical things??? Â perhaps the roof is all solar panels and the top floor is used to house electrical components for it?

The top floor of most large buildings is generally mechanical space. Â It's often called a mechanical "penthouse", and is far less glamorous than it might sound. Â Elevator equipment, air handlers, chillers, etc are generally located there. Â High-rise buildings usually have a floor dedicated to mechanical equipment every 10 or 15 floors or so. Â LEED buildings might employ rainwater collection, cogen systems, etc, but they're unlikely to need much extra mechanical space compared to a similar conventional building.
On low-rise buildings, the mechanical equipment is housed both in utility rooms on occupied levels and on the roof. Â Single-story commercial buildings typically use a large number of self-contained HVAC units spread out on the roof that are connected directly to ducts run on the ceiling.

They started putting some sort of glass around the top floor this afternoon. Â Similar, yet different than all the rest of the glass. Â Its set in a bit and darker.

Spent the better part of a college summer painting the ceiling and walls of a factory with the same ugly green color paint (the ceiling was 3 stories from the floor, and we were on a rickety scaffolding in pre-harness days---and it was way hot). Needless to say, I came to hate that color for the rest of my life, although I eventually forgave Kellogg's (thanks for paying for my college tuition) and still eat their cereals.Linkin5 wrote:Agreed, its just strange looking.nativeomahan wrote:I just can't get into that color scheme.

All in all it kept a lot of jobs and a pretty high profile company in Omaha. Â It is a major shot in the arm for Old Mill and doesn't look all that bad from the interstate/Dodge Street. Â Where most people will experience it.
I wont complain too much.

I guess this is one time I have to disagree with most of you on the look and design of a building. Â I actually quite like it. Â They have gone to great lengths to make this building LEED certified, it is going to win many awards for a variety of reasons. Â Once all the final details, signage and such is done I believe it's going to be very sharp. Â My only regret is they didn't build it North East of the ball Park downtown.
Yesterday the had the AME up as well as the "TD" logo. Â Last night the "TD" Logo was already lit up. Â The actual size of the sign blew me away. Â Its Huge!Stargazer wrote:Just noticed the TD sign up.

As I said in another post, it's minty fresh!
While it's great that they stayed in Omaha, anywhere in Omaha, it looks to me kind of out of place. Â Maybe if Old Mill sees more knock down and rebuilds with more mid & high rise buildings it will look better. Â As always, it would have been nice to see them build or at least relocate downtown. Â No matter. Â Didn't happen.

With No Mass Transit and only one Road in and out, Old Mill can't handle many more 8-5 residents...

You hit the nail on the head Brad. Â In the 80's there was a proposal to tear down the 10 one story buildings of the Omni Corporate Park and replace them with two five story buildings. Â There have also been noises made over the years about a route out of Old Mill to Pacific Street. That area was just declared blighted by the City Council so TIF can be used for improvements.

This building is one of the more awkward looking tall structures in the state of Nebraska. This coupled with the parking-garage-esque new tower in Lincoln, just are so odd. This one takes the cake as far as bad color choice, though. I honestly wish the windows would of been clear on both sides, not seafoam green.
