Any updates on when we can expect things to get going on this?

The better question is what can we expect?

I really have no idea what to expect here.  I just pray it doesn't turn out to be a "lifestyle center" or even worse a Wal-Mart and Home Depot...

This is too hush hush to be something that lame.  Hopefully things work out, but until then, we can always speculate...

The owner has begun working with consultants on potential design but I have not seen anything yet.  They seem to be trying to coordinate with their ground on eh east side of the street, although I don't know how that will happen.

cdub...any idea what the preliminary concepts for the site are, i.e. big box, lifestyle, etc.

I don't think you could fit much of a box on there, maybe a jr. box.  The site only adds up to about 6 acres.  My guess is that it will be designed for smaller office/retail users.  I'm not sure I would call it a lifestyle center either, again, too small but I'm sure they are probably looking for that type of feel.

Well if you combine all the property Slosberg owns, that comes to  11.62 acres:

I hope we see another aksarben village.  "Westside Village" (Westside high school is right up the street)

You know Brad, another thing I see when I look at those maps is that on the corners, the lots appear to have grandfathered setbacks, if that makes sense. I don't know what changes when ownership changes, but the opportunity would be there to build next to the street. Should be interesting.

When they go and replat this land, which they will surely do before construction starts, the city will take what it needs along all the right away.

I'm sure they will try to get density up beyond what was once there, but parking is always a problem.  There are no 'grandfathered' setbacks but I'm sure the city would allow some flexibility there.  The question is whether or not the traffic engineers would allow on street parking.  Without that the only thing you will get up at the street is a back or side.

I know it's considered taboo to do posts like these, but surely someone has some news about something relating to this project?  That piece of land has been sitting empty for so long ... and it has so much potential it's making me antsy!

Not a word.  I have talked to people in the business and no one knows.  The Car Was needs to go.  Its boarded up and there are a bunch of holes cut in the roof.

In the past few days.  I noticed it was down yesterday and they were working on it again today.  NDzona might know, his office faces the old car wash.

I noticed a crew was taking down the temporary chain link fence around this property yesterday, maybe something is finally going to start happening.

I think that means just the opposite.  I bet its just going to be a grass lot for the near future.  If they were going to start building a mixed use development, they would keep the fence up to keep the meths heads out.  My guess is that someone complained about an inappropriate and non-compliant fence so they took it down.

Having driven by the lot last weekend (Oct. 4th), I can't say I've noticed anything significant happening.  And believe me, I'd notice if there was something going on, as I live near there and have been going insane with anticipation.  Come on!  BUILD SOMETHING!  *spaztwitchconvulse*

Though if they're not going to do anything with the land, they should at least stop mowing it over every time the grass grows.  Yeah I know, it looks "bad" but really, its proximity to the river makes it ideal for a temporary shelter for small wildlife.  Then at least it'd be doing something  As a constantly-mowed over grass lot, though, it does virtually nothing.

90th & Center

Post by Big E »

(I know this thread is somewhere else, but I couldn't find it...)

Anyone been to 90th & Center lately?  Holy desolation, Batman.

The entire NW corner is done.  It's a grass lot.  No Putt-Putt, no car wash, nothing until the VIP Lounge on Arbor.  The gas station on the NE side has been closed so long, the sign still says $1.09/gal.  Probably half of the strip mall on the NE side is empty.

Looks like HyVee is humming along on the SE side, though.

Isn't this area in District 66?

The NW side was cleared at least a year ago.  Everyone is waiting for an announcement from Slossburg about something, anything.

More like two years ago.  I am not holding my breath on this project being anything special anymore.  I am sure it will be a nice development and good for the area, but I don't think the condo tower and shops are going to happen like I hoped.

My guess is they are waiting for the remaining leases to run out in the shopping center so they can knock it down, hopefully all this waiting is going to be for something better than a couple of new strip malls

And yes Big E, this is right in the heart of District 66.

I was told by someone who use to own one of these pieces of property that each piece was zoned differently so Slosburg had to get it all rezoned. Which he felt might have taken until last year to get done. Then of course the economy problems hit.

Big E, I think the strip mall is closer to 90% empty.

While I appreciate the sarcasm...

There is simply too much commercial ground available in this city.  The economy is in the tank, which doesn't help, but honestly we need to lose at least 20-30% of the commercially zoned land around town in order to fix some of the problems we have now.  They have to do something really great here or it won't work.  Well, not really well anyway.  And no matter what its just going to be a drag on all the older junk to the SE.  No strip mall or office building, no matter how pretty is going to do anything more than move people around the area.  A net 0 for the city.

It looked like there were 10 empty parking spots for every parked car in Brad's photo. The problem with some parking is it isn't used and isn't recycled into a better use -- like green space. It just sits there generating heat and dust.

The only difference between then and now being there were actual tenants and buildings back then.  Same amount of cars.

Its looking like Mrs Slosburg is making use of the vacant ground by adding her campaign signs to it.
