I don't think you could fit much of a box on there, maybe a jr. box. Â The site only adds up to about 6 acres. Â My guess is that it will be designed for smaller office/retail users. Â I'm not sure I would call it a lifestyle center either, again, too small but I'm sure they are probably looking for that type of feel.

When they go and replat this land, which they will surely do before construction starts, the city will take what it needs along all the right away.

I'm sure they will try to get density up beyond what was once there, but parking is always a problem. Â There are no 'grandfathered' setbacks but I'm sure the city would allow some flexibility there. Â The question is whether or not the traffic engineers would allow on street parking. Â Without that the only thing you will get up at the street is a back or side.

I think that means just the opposite. Â I bet its just going to be a grass lot for the near future. Â If they were going to start building a mixed use development, they would keep the fence up to keep the meths heads out. Having driven by the lot last weekend (Oct. 4th), I can't say I've noticed anything significant happening. Â And believe me, I'd notice if there was something going on, as I live near there and have been going insane with anticipation. Â Come on! Â BUILD SOMETHING! Â *spaztwitchconvulse*
Though if they're not going to do anything with the land, they should at least stop mowing it over every time the grass grows.  Yeah I know, it looks "bad" but really, its proximity to the river makes it ideal for a temporary shelter for small wildlife.  Then at least it'd be doing something  As a constantly-mowed over grass lot, though, it does virtually nothing.  :roll:

(I know this thread is somewhere else, but I couldn't find it...)
Anyone been to 90th & Center lately? Holy desolation, Batman.
The entire NW corner is done. It's a grass lot. No Putt-Putt, no car wash, nothing until the VIP Lounge on Arbor. The gas station on the NE side has been closed so long, the sign still says $1.09/gal. Probably half of the strip mall on the NE side is empty.
Looks like HyVee is humming along on the SE side, though.

More like two years ago. Â I am not holding my breath on this project being anything special anymore. My guess is they are waiting for the remaining leases to run out in the shopping center so they can knock it down, hopefully all this waiting is going to be for something better than a couple of new strip malls

There is simply too much commercial ground available in this city. Â The economy is in the tank, which doesn't help, but honestly we need to lose at least 20-30% of the commercially zoned land around town in order to fix some of the problems we have now. Â They have to do something really great here or it won't work. Â Well, not really well anyway. Â And no matter what its just going to be a drag on all the older junk to the SE. Â No strip mall or office building, no matter how pretty is going to do anything more than move people around the area. Â A net 0 for the city.

It looked like there were 10 empty parking spots for every parked car in Brad's photo. The problem with some parking is it isn't used and isn't recycled into a better use -- like green space.
