Mr. John Q. Hammons to Develop New Embassy Suites Hotel and Convention Center in La Vista, Neb.; State's Fastest-growing City is a Prime Meetings Destination

SPRINGFIELD, Mo. & LA VISTA, Neb.--(BUSINESS WIRE)--March 9, 2004--Mr. John Q. Hammons today announced his plans to develop a new $50-million, 300-suite Embassy Suites Hotel(R) and a 100,000-square-foot convention center in La Vista, Neb. The new hotel and convention center are owned by Mr. Hammons and the city of La Vista, and will be managed by Springfield, Mo.-based John Q. Hammons Hotels, Inc. (AMEX:JQH), the leading independent builder, developer, owner and manager of upscale, full-service hotels, resorts and suites.

Construction on the 10-story Embassy Suites Hotel - La Vista and the convention center is expected to begin in Q4 2004, followed by a grand opening in the first quarter of 2006. Strategically located southwest of the thriving metropolitan area of Omaha, Neb., at I-80 and I-680 and minutes away from Eppley Airfield, the convention center and hotel will be a part of La Vista's rapid commercial, industrial and residential development.

As the third Embassy Suites Hotel to be built by Mr. Hammons in Nebraska, the new development will contribute to the success already established by the company's Embassy Suites Hotel - Lincoln in Lincoln, Neb., and the Embassy Suites Hotel - Downtown/Old Market in Omaha, Neb.

"La Vista's ongoing commitment to developing its prosperous community makes it a perfect fit for a full-service, upscale hotel and convention center that can accommodate large meetings," said Mr. John Q. Hammons, founder, chairman and chief executive officer of John Q. Hammons Hotels, Inc. "As the city of Omaha's western boundary continues to expand, the La Vista market will flourish. I am confident the Embassy Suites Hotel's unparalleled accommodations, the convention center's meeting space and our strong relationship with the city of La Vista will contribute to the continued growth of the area."

Omaha's downtown revitalization also includes riverfront parks, pedestrian areas, and many new restaurants and retail outlets.

To be fashioned with the signature atrium style of John Q. Hammons Hotels, the Embassy Suites Hotel - La Vista's decor will have a contemporary flair that invites guests to enjoy the exceptional appointments and outstanding customer service that defines the John Q. I'm thinking this has got to be going in South Port nearby Paypal.

Here's a photo of a suburban Embassy Suites in Charlotte. I suspect we're talking something similar for Omaha.

The OMW Article:

"the development has the potential for office space, an outdoor shopping mall and movie theater. "

As you suggested it probably is the parcel of land just to the east of Paypal. I hope they landscape as well as Paypal did. That would make another impressive entrance to the city.

Jeff,
I also saw that, but then I noticed that many of the trucks used for the 114th St project are not there any more. I was wondering if they were getting ready to leave. I believe that the 144th St is the Oriental Trading Company plant that was going to be built in La Vista.

There was supposed to be a bond vote but I never saw if there was one in the last election.

Yeah, I wasn't expecting it to break ground... all sorts of public meetings/what not which need to happen.

However, there are still a bunch of earthmovers parked over at the OTC property as well. I do think they indeed may have plans to excavate the property.

Unless I'm mistaken, I'm pretty sure we're still early in the planning of the project's financing... however, that obviously isn't going to stop the land prep (which the developer has obviously been planning well before the Embassy Suites announcement). I saw the graders snorting to life this morning as I was headed to work.

I noticed that there is a new Embassy Suites Hotel under construction in Albuquerque while I was there. ES must be expanding in some of the "mid-size" markets. It looked like about the same size as the one we're getting in La Vista. It will look nice from the interstate.

I agree, it will look nice on the hillside there. I'm encouraged to see some of Omaha's bedroom communities thinking big (beyond the Super Walmart 'big' that is).

Hopefully the hotel will be on the hill and not on the eastern part of that property.

I noticed the other day a couple signs on the land announcing plans to rezone this property. I don't know what zoning is there now - if it is an industrial park zoning - and if they are trying to get retail zoning for the possible 'office space, shopping mall and movie theater.'

What do you suppose they're referring to when they mention "shopping mall?" (strip mall, lifestyle center, enclosed mall, power center, etc)

Perhaps Sodak/EO can help us with this one...

I've heard no specifics... but I think we're quickly trending towards 'lifestylish' strip retail at a minimum in the metro. You'll note... even the Super Walmart development at 72nd and Giles has a small segment of storefront running right up to street parking.
