Splendid.

Side note: They are removing some of the crappier looking structures near 135th/132nd and Q. One of the garages was torn down (Doesn't look any better than it was before) and the side of a building was removed it looks like.

Same old inaccurate neighborhood point of view. Putting an economic development tool into place to help redevelop an area will not hurt you, unless, of course, you like old, underused |expletive| in your neighborhood.

So a TIF zone is implemented when a certain area's sales tax, etc is directed to pay off bonds in support of some new development. Developers love these because they get money for nothing and the tenants of the new coolness buildings love them because they get artificially low rents. The rest of the business owners in the TIF area get boned because they have to finance their competition and are left with old and busted instead of new and hotness.

Yeah, I could understand why the bike shop and Millard Roadhouse would be a little peeved.

TIF doesn't have anything to do with sales tax.

Sorry, property tax.

So what does an existing business who can't afford to borrow money (even at reduced TIF rates) get from TIF other than new competing businesses moving in at artificially cheap rents?

They had their town hall meeting on the 25th, but I haven heard a word about what came up, nevertheless, this proposal is on Wednesday's Planning Board Agenda.

From what I read i in the OWH, no proposals were brought forward and none appear on the drawing boards. The neighbors are concerned about the old buildings. They want them torn down. Millard Lumber was unwilling to do so until there was a developer involved. So for now, it looks like nothing is happening. Frankly, this looks like a decent location for a park and ride bus location But then that would require MAT to recognize that there is truth to the rumor that Omaha exists west of 90th street. Link this into the Westroads via an express shuttle and link the area between Center and Dodge from 120th to 156th to there as well with similar shuttles, and you could get some useful bus routes via a park and ride there, then one at 120th and Center, and one at 156th and Dodge. Run the shuttles down Pacific on one direction of the loops and then up to Dodge via Blondo and 102nd vs Regency Parkway.

Could be a nice way to get something going there.

Lanoha is developing the site now as per the local fishwrap. I am on my mobile so I can't post a link.

Guess a developer was right around the corner.

I can't wait to see what they do here. This area has so much potential. I'd love to see the town square idea brought back to life.

According to the article, the property was purchased last week after two months of discussion and they could begin work by the end of the year. No renderings yet, but "New commercial buildings heavy on retail services would serve as bookends, on Millard Avenue and Q Street. Market-rate apartments containing high-end amenities would fill the space in between."

The Old Millard CRA ... is hereby declared to meet the standards of a substandard and blighted area in need of redevelopment as contemplated by the requirements of Nebraska Community Development Law and is hereby designated a community redevelopment area.

I've noticed some activity around the old Millard Lumber Store. Lately, there has been one or two trucks or SUVs parked near the entrance or maybe a box truck sometimes. They also took down the guard rail that encircled the parking lot. I'm not sure if it would be worth saving. It looks like it would be hard to work into a new plan.

Millard Lumber sold the land in the past month and a half so there will hopefully be some movement.

I was the maintenance crew in the late 70's and 80's. I doubt that anyone painted those buildings after I did. Sad state of affairs. Hopefully the new development will be productive and not just another damn strip mall with half empty bays.

Drove by the Millard Lumber store again today. They have a Lanoha truck and a few others there. People in protective suits are removing stuff and putting it in large boxes in the parking lot.

They've got half of the old store torn down. They've also been tearing up the old lots across the street.

Big New Project Coming to Millard

Moving over the hill to Sarpy Co. This has been going on for a while and will push us farther in the direction of St.Louis. If they keep crapping on middle class people while letting the rich have both the moral high ground of "doing something" AND the complete absence of any cost for what they are "doing", we will see the same decay that is killing STL.

Wow, those plans look pretty ambitious. My only question....where is the parking. You know in suburban Omaha there needs to be plenty of parking. It appears that there is just parking in front of the buildings and maybe a small surface lot. It is hard to tell, but maybe a parking garage on that far end, but we all know people living in the residences wouldn't walk 3-4 blocks.
