West Village Pointe: a 400,000 SF planned project.
The Nebraska Medical Center has about 20 acres that they will develop for Medical facilities.
(University Medical Associates, a group of more than 450 faculty physicians and health professionals)
Starting with a 30,000 square-foot outpatient cancer center and other phases would include a surgery facility,
medical office buildings and, ultimately, an inpatient hospital
West of this the Hilton Gardens is about to open.

Nebraska Medical Center does not want to begin work on the West Villiage Pointe hospital until they have completed construction of the Bellevue Hospital. Â The plan is for the Med Center to own 60% of the hospital and physician investors to own 40%. Â The hospital will be built by a private investment company, like the Bellevue hospital, and be leased under a long-term contract by the Med Center. Â It will probably by a few years before the clinics are built and another 5 to 7 years before the hospital is up and running.

While they city council notes state that the city is going to make them meet the OBD requirements, it appears by the site plan that it is not really case. Â I don't see any on street parking which I thought was a big part of the new requirements. Â
It does appear there will be 5-6 story condo towers in the development. Â Not sure if that was mentioned before. Â It does not appear that there will be any ground floor retail. Â It also appears that this will be set far back from everything else. Â How does that saying go. Â The more things change the more they stay the same. Â

Are you sure that on street parking along with 3 sided buildings that have minimum set back lines are not part of OBD? Â When I was reading the city council notes for Rainwood Pointe they sure made it sound like it was. Â Check that one out. Â Maybe it's just a suggestion though??? Â I'll read through OBD's guidelines later.

Its "Twin" across the street has the foundation going in. Â The third building is also well under way, but not a twin.
The Wallgreens on the corner is also about complete on the exterior.

Few thoughts...
1. Â Grading for drainage issues
2. Â The area is being replatted
3. Â May be its the lot next door.
I don't see anything new in there on the assessor site.

SE corner of 180th and Dodge...
What is it? Â Looks like it may be a C-Store but hard to tell as it's just some foundations walls at this point.
I havent looked in a while, but usually I find good stuff in the City Council Agendas.

I drove by again today as I live in the area... I don't think it's a C-store. Â It looks like it's decent in size and has a good size portion that is a block structure. Â If it is a C-store, it's not in a great location because there isn't a left turn lane off of 180th until one would drive further south towards Burke Street + if it was one, I would assume it would have another structure next to it for a car wash. Â Â I need to look again, but if the structure is being built north of Chicago street, the land is linked to a owner of a construction company, the other parcels to the south of Chicago (directly off 180th) are owned by Lerner. Â I want to say there's a "for lease" sign in front of the structure under construction. Â I'll check that too and try to post a picture soon.

The building on 180th & Dodge (West side of Village Pointe) does look like it could actually be a daycare center as mentioned in this forum. Â So far, the foundation is in and the rough in plumbing. Â Also in the center, there is a concrete box, Â with two doors on it...probably about a 25 x 25 foot concrete storm shelter...possibly the restrooms that double as a tornado shelter? Â -- with all of the rough in plumbing, it definately has the potential to be a day care center as it has several rooms with sinks and possibly toilets too....but also, that sounds like the beginnings of a medical office as well? Â Â I will try to snap a picture and post it for other opinions. Â It's still "for sale or lease" per the sign.
