West Village Pointe: a 400,000 SF planned project.

The Nebraska Medical Center has about 20 acres that they will develop for Medical facilities.
(University Medical Associates, a group of more than 450 faculty physicians and health professionals)
Starting with a 30,000 square-foot outpatient cancer center and other phases would include a surgery facility,
medical office buildings and, ultimately, an inpatient hospital

West of this the Hilton Gardens is about to open.

The hospital campus has changed quite a bit since that rendering and the office lot will now have two buildings.  It is moving forward now, no timeline on the hospital that I know of...

Nebraska Medical Center does not want to begin work on the West Villiage Pointe hospital until they have completed construction of the Bellevue Hospital.  The plan is for the Med Center to own 60% of the hospital and physician investors to own 40%.  The hospital will be built by a private investment company, like the Bellevue hospital, and be leased under a long-term contract by the Med Center.  It will probably by a few years before the clinics are built and another 5 to 7 years before the hospital is up and running.

They have been working on  the steel frame of the main building for the past few weeks.

The developer is trying to change the plan again.  If he gets his way the eventual product won't look anything like what it was supposed to.  On the plus side, he will sell space to anyone for anything!   :roll:

The West Village Pointe Medical Center is being built across Burke to the SW of Letter Club the SE corner of 174th and Burke.

When I drove by, I saw a rendering which still looked fairly similar to the one at the top of the thread.

While they city council notes state that the city is going to make them meet the OBD requirements, it appears by the site plan that it is not really case.  I don't see any on street parking which I thought was a big part of the new requirements.  


It does appear there will be 5-6 story condo towers in the development.  Not sure if that was mentioned before.  It does not appear that there will be any ground floor retail.  It also appears that this will be set far back from everything else.  How does that saying go.  The more things change the more they stay the same.

OBD does not require on street parking anywhere, let alone everywhere...  In addition, places like these have development agreements in place that make it tough to require that the new code be followed in every case.

Are you sure that on street parking along with 3 sided buildings that have minimum set back lines are not part of OBD?  When I was reading the city council notes for Rainwood Pointe they sure made it sound like it was.  Check that one out.  Maybe it's just a suggestion though???  I'll read through OBD's guidelines later.

They are a part of the new code but that does not mean that they are required everywhere.  More importantly, developments that were platted prior to the new codes adoption typically have development agreements that set their own rules.

The first Building is getting close on the exterior:

Its "Twin" across the street has the foundation going in.  The third building is also well under way, but not a twin.

The Wallgreens on the corner is also about complete on the exterior.

Dirt was moved yesterday and today at 180th and Burke. On the north side of Burke and next to 180th.

I noticed they graded what appears above to be Outlot A or something. (from map above)    Does anything indicate whether it's part of the medical theme or is it a random restaurant or something?

The don't build in Outlots.  

Few thoughts...
1.  Grading for drainage issues
2.  The area is being replatted
3.  May be its the lot next door.

I don't see anything new in there on the assessor site.

What is it?  Looks like it may be a C-Store but hard to tell as it's just some foundations walls at this point.

oops -- I need to make a correction --- On the north side of Burke and next to 180th.  ---- it isn't 180th and Burke but 180th and Chicago st.

I drove by again today as I live in the area... I don't think it's a C-store.  It looks like it's decent in size and has a good size portion that is a block structure.   If it is a C-store, it's not in a great location because there isn't a left turn lane off of 180th until one would drive further south towards Burke Street + if it was one, I would assume it would have another structure next to it for a car wash.     I need to look again, but if the structure is being built north of Chicago street, the land is linked to a owner of a construction company, the other parcels to the south of Chicago (directly off 180th) are owned by Lerner.   I want to say there's a "for lease" sign in front of the structure under construction.   I'll check that too and try to post a picture soon.

I did hear something about that possibly being a day care provider.  Seems a bit strange for that area, but who knows.

The building on 180th & Dodge (West side of Village Pointe) does look like it could actually be a daycare center as mentioned in this forum.  So far, the foundation is in and the rough in plumbing.  Also in the center, there is a concrete box,  with two doors on it...probably about a 25 x 25 foot concrete storm shelter...possibly the restrooms that double as a tornado shelter?   -- with all of the rough in plumbing, it definately has the potential to be a day care center as it has several rooms with sinks and possibly toilets too....but also, that sounds like the beginnings of a medical office as well?    I will try to snap a picture and post it for other opinions.   It's still "for sale or lease" per the sign.

As I drove by about 10 tonight it looks like they had some stud walls up. Looked like lots of door openings.

It does have a lot of littel rooms in it... Does appear to be a medical office of some sort.  Surprised it's for sale/lease, though
