What they paid is probably right on market. You have to be careful and not compare it to a platted lot or something also on Dodge. The larger the parcel, beyond a single user size the cheaper, also it was unplatted and unimproved.
The cost of surface parking is about 1-2000 per stall and a structure is about 15-20000. You have to have less ground, or the price of said ground has to be many times what they paid to easily financially justify it. It would have to be a total choice, like in this case the covered portion is probably designed to appeal to the uppity ups making leasing decisions so they can have covered parking, the masses can walk from the north 40!

I don't really see this development as a "bad" thing. You can't force density, especially if you aren't planning on using public funds. Most density is retrofitted into areas which started out far less dense, hence the many infill projects you'll find throughout the entire eastern Dodge St corridor.

This development is just another disappointment for people who want to see more mixed-use, walkable, sustainable development. Omaha zoning doesn't currently force anybody to develop that way. It would be great if developers would do it without being forced, but they're going to do whatever they can do to maximize profits, so this is what we get. It's hard to justify mixed-use without much density already occurring in the area.
The architecture is quite boring too. That's what makes it even more disappointing.

I would imagine that in a city like Omaha, with an abundance of cheap land, you've gotta be careful not to "zone" your businesses out of the area.

True, but at some point of mediocrity, residents are lured away to other cities with more concentrated amenities to enjoy where they work or live. I doubt anybody would decide to move to Omaha so they could get to visit that new development featured a few posts above (or one of the many like it)....unless their employer happens to be located in one of those buildings. It's funny though, zoning got us into this mess in the first place decades ago by dictating that office, commercial, industrial, civic, and residential uses should all be separated from each other. But when you put all of those things back together, you get a vibrant city for those who want to experience it that way. You can still have residential only districts too...for those who want it that way.

Just extend a standard street grid. Put two of those Buildings per block and use the other blocks as surface parking until you start to fill up the are with office/retail/residential let the density grow as demand in the area increases. Eventually the parking can shift to parking garages.

Do you think the developers are talking to each other?
