These things suck.  Advertise over 130 flavors of soft drinks and no matter how hard I look I still cannot find Diet Pepsi!

Nice it looks like there is going to be 12 LED billboards in the arena (I figured they would just be printed boards or banners)

My wife loves these things.  I think she goes to Aksarben Cinema just because they have one of them.

Not sure how I missed these updates.  Thanks Brad.

If Funplex was worth a damn they would have a pretty nice trio right there with Horseman's Park.

Signs just went up along the interstate to direct people to the "Ralston Arena".  Call me naive, but I've assumed that "Ralston Arena" was just a placeholder name, and that Ralston was going to sell off naming rights at some point.  But now that the state has just spent money to post these signs, I guess the "Ralston Arena" name is going to stick apparently.

I suppose even after its completed, maybe in a couple years, they could still sell the naming rights. How about the Rod Kush Coliseum?

I thought he was hard at work rebuilding his empire.  Are you underestimating him?

Actually, he makes me think of Solomon and Solomon from Magnolia.  Poor Donny.

The arena project at 72nd and Q Streets, approved overwhelmingly by Ralston's voters in May 2011, did not have the funds for the facility's furnishings and ...

Linkin, that's somewhat debatable. Their original estimates were for one tenant. Now the interest in the building has ballooned and is proving to be "just the ticket" for several additional organizations, which is great.

Hard to budget for unexpected things like a lingerie football league. Though, I have personally prepared such contingencies in my budget should the LFL need a place to crash.

Weren't they expecting the "arena" to be a multi-use facility?  I just kind of find it odd that they would not have factored in these costs.

The way I read it was they did expect multiple uses but perhaps not so many tenants for those uses immediately as the arena opened.

They also said they did not plan on a full service kitchen, but they realized they could make more money if they had it.

No I just think they screwed up.  Only planning on one tenant.  Really???  Did not consider/plan for others with the uncertainty around the Civic.  I think they were either clueless or they really had a flawed budget from the beginning.

The additional expenses may have been left out to make the project an easier sell to taxpayers.

I can only buy that so far. When the main (only) tenant at the time was a hockey team and they didn't allocate for zambonis, hockey nets and scoreboards, call me skeptical.

Defeinitely a political manuever.  FFE (furniture, fixtures, equipment) is ALWAYS part of the development budget. Sure, there were some unknows, so you use a percentage of the overall budget to act as an allowance.  $4.6 million off is too large of a percentage to "not know what we needed!"

From the RFP:
It is anticipated the full-service hotel component will have a target opening date of January 1, 2014, to assist in attracting events to the Ralston Arena.

The City of Ralston adopted following requirements for the hotel:
• Full Service (or incorporate into the retail development full-service amenities)
• Between of 102 and 110 Rooms
• Minimum of two meeting rooms (may include removable connecting wall)

A minimum of 75 new parking stalls shall be constructed on the Site preferably through a structured parking facility. The use of existing or planned surface parking lots located in close proximity to the Ralston Arena will be allowed through a joint-use agreement with the City. The City shall work with the successful developer on solutions to maximize parking for both the City and the Project.

Schedule:
– Issuance of the Request for Proposals (RFP) 9/17/12
– Final day for Questions 9/28/12
-- Responses to RFP due 10/12/12
– Development team finalists announced 10/19/12
– Interviews commence with development team finalists 10/26/12
– Selected developer announced 10/31/12
