Is there a master plan for this area anywhere?  They have removed a lot of buildings lately, a large industrial looking complex and the strip club are the latest.  The Grain Elevators are next.  There is going to be a lot of empty land around that area soon.  Hope its well planned!

Looks as though a new one is coming along soon....

The longtime Council Bluffs gentlemen's club, which has been closed for many months, was torn down Wednesday. A new master plan may indicate the best use for the property, which is in the 3300 block of West Broadway, a city official said.

“We are in the process of updating our comprehensive plan, and in that we'll be looking at West Broadway and its land use and other strategies,” said Don Gross, director of the Community Development Department.

That plan should be completed by May, he said.

What industrial complex?
Not sure.  Looking at an Aerial it looks like it may have been more like a junk yard for Construction Equipment.  They had a brick building right on broadway, just east of where the club was torn down.

The site east of the gentlemen's club is owned by Alegent Health now. Maybe a clinic?

Yes, 3135 was the Arnold tool and Die and 3105 was International trucks.  Both of these have been torn down.  Alegent Health owns both sites
