Tax incentives worth up to $1.2 million for a planned $63 million, fully automated logistics facility in Council Bluffs won approval Friday from the Iowa Economic Development Authority.

XTL Inc., a Philadelphia-based logistics firm that has properties at the ports of Houston, Philadelphia and Newark, New Jersey, in addition to trucks, trailers and warehouses across the U.S., plans to hire 50 employees at the Bluffs site.

The company still has to receive rezoning approval from the Council Bluffs City Council for the 185,000-square-foot facility on a 51-acre site at the northwest corner of Highway 275 and South 24th Street. The council will consider the request at its Monday meeting.

Council OKs TIF for coldstorage facility
The project will be built on vacant ground at the northwest corner of Veterans Memorial Highway and South 24th Street. Construction could start this spring and would create 50 jobs initially when completed in a year, according to Mike Dellinger, an economic development official for the Council Bluffs Area Chamber of Commerce.
The project will involve a 155,000-square-foot cold-storage structure on 51 acres offering warehousing and distribution support to major food processors in the area, Dellinger said
Part of the building could be up to 135 feet in height, Dellinger said. Equipment, such as air conditioning units, could be placed on top of that so long as the total height doesn’t exceed 150 feet, he added.

They are currently pouring a 10" thick insulated slab. The concrete subcontractor, JR Barger, has been taking drone videos of the process. Here is a recent one: https://www.youtube.com/watch?v=ZAcJLE1EHtE

Drove by this past weekend. It appears that there is no activity going on for construction. Only the footings that were poured last fall. Wonder if this project is still in the works.

I have been wondering the same thing, I noticed a while back they took the construction office trailer from the site, haven't seen anything going on there in a while.

heard this project is no longer happening from a few people. Dont know if this is true or not though.

There was supposed to be activity last spring, but there's been total silence on this for about 18 months now.

Only two things at the site, are the foundation/warehouse floor and a sign for the project. The construction trailers that were there are long gone, it would seem at this point that it may have fallen though since the site is empty and there has been no information on it

Looks like the owner of the lot "Ootzie Properties -- CB, LLC" filed for Bankruptcy in September 2018.
