New waterpark and hotel in CB?

This is already a pretty much done deal - infrastructure work has been progressing on-site for a couple weeks already. This is just getting all the "frilly" stuff approved.

Yeah I dont see condos around there for a long while if ever. Im all for the developments there but the routes from both exits to the MAC look like absolute trash IMO. CB really needs to start thinking about a plan for this and for West Broadway, these areas are gateways to the city and need help. But yeah the area is really going to take off now with the new stuff going up.

Amen. The area really needs to fill in too.. it's all scattered right now, but it's coming along. What is that white elephant to the south of Ameristar.. it needs to be blown up.Im all for the developments there but the routes from both exits to the MAC look like absolute trash IMO.

It's great to see this area finally taking off. They definitely need to put do some sprucing up of the 24th Street corridor. Hopefully the forthcoming interstate projects will address some of this.
As for condos... I suspect there will be something eventually re-emerge up in the pedestrian bridge vicinitiy again.
As for down south... CB needs to make it part of their long range plan to relocate the light/agricultural industry in the area.

LOL... They've just started the planning stage and getting public input from residents. It'll be a few years yet I'm sure. I wouldn't doubt though to see the interchange near this development rebuilt within the next two years though.

I said it would be a few years. They are just starting the planning stage. They have to do environmental studies, design, and everything else that would go into a major overhaul. It probably will be 7 years. One thing great though is Iowa's commitment recently to enhancing bridges and landscaping. When it's all over, it'll look really good. I'm excited to see what they will do there.
CB already has plans for West Broadway, but it will take a number of years to complete, given all the individual businesses that will be impacted at some point. They also have plans for N. 16th St and East Kanesville improvements as you come into the city, but again, it all takes time. I agree with you though, this area really needs some work (as does the South Expressway) - I think the city is waiting on all the I-80/29 rebuild and how that will affect S. 24th St, so as to better leverage the city's investment.the1wags wrote:CB really needs to start thinking about a plan for this and for West Broadway, these areas are gateways to the city and need help.
Yeah, I was at the forum they had in Feb., and it will be at least 5 years before there's any chance of construction, IIRC. In the interim, they will at least be doing some more repavement, which is still sorely needed in places. I also expect the City to do some "cosmetic" work in the area, but I think major changes are several years off, unless somebody puts a burr under someone's saddle.DTO Luv wrote:I thought they already said they weren't going to start on that for another 7 years? Some of that may take care of itself. For instance, the "elephant" to the south of Ameristar won't be there long, if certain groups get their way and eliminate barge traffic on the Missouri. Some of the light industry along 23rd Ave and S. 35 St. though, isn't going to go anywhere for a long time. The city needs to address some zoning issues in this area, IMO, to make these areas less conspicuous, which would go a long ways in improving the area. The one that really needs to be relocated though, IMO, is the Tyson Foods plant (formerly IBP), across from the Horseshoe Casino (well, it will be the Horseshoe in a few more months).jhuston wrote:As for down south... If CB keeps growing like it does in the MAC area, they will have the money sooner than later to update the interstate in that area.

As far as other tenants, the only other one there now is a chiropractor. I think you're right in that we're not likely to see much tenant activity for a few more months, until we start pushing up against the Bass Pro opening. I would look for activity on the out lots first though. I have a feeling something will be announced in several more weeks - can't say what for sure though, just a hunch.

I know sometimes I skim more than I read, but I don't remember seeing that Bass Pro was going to have a lake. Are you going to be able to fish it, or is it for fishing classes, or is it just for looks.

Hopefully they'll find out sooner or later that they will make more $$ if they allow the locals. Of course I can also appreciate their point of view. If locals/non-guests are using the park they have the often difficult task of preventing non-guests from using hotel facilities designated for guests only.
I wouldn't fire up the car down I-29 just yet. The city council still has the opportunity to put in some requirements on the developer to open it up a little bit more to the public, which I think has a pretty good shot at happening, without causing the developer to withdraw.papiostud wrote:That's lame. Well, it sounds like the Mayor and (maybe) City Council have been "behind-the-scenes" pushing the developer to open the water park up to the public a little more, although it is pushing things back. Keep your fingers crossed....
