Heard this week the apartment towers could be 13 and 19 stories? One is condo the other apartments. Anyone heard anything?

19 would be significant on that side of the river. I don't have much luck finding docs on this development so hoping for an announcement to confirm that.

Developers are to officially break ground Friday on the first office building at the River’s Edge mixed-use campus in Council Bluffs. The four-story, 67,000-square-foot structure will serve as new headquarters for the Iowa West Foundation.

The office building, expected to open late next year, is part of a flurry of construction at the former 25-acre Playland Park across the river from downtown Omaha.

Also rising at the redevelopment site are hundreds of apartments. Streets and other infrastructure have been installed. Completed about a month ago is a community pavilion where concerts, weddings and other events are to take place.

Yet to come are more offices, retail space and a pair of condominium towers.

When complete, co-developers Noddle Cos. and the Iowa West Foundation anticipate the amount of private and public investment east of the river and including the old Playland area to reach $170 million.
Tulipana recalled the days when the Bob Kerrey Pedestrian Bridge, which connects downtown Omaha to the Bluffs, was referred to as “the bridge to nowhere.” In the past decade, the foundation has helped change the Bluffs’ image by investing in projects such as the five-acre Tom Hanafan River’s Edge Park, which sits between the river and the former Playland property. The foundation has financed public art and concerts.

Plans call for the foundation to occupy most of one of the four floors in the new $20 million office building. Designed by HDR, the structure is to feature environmentally and energy-conscious elements, including a two-story living green wall in the lobby. Glass exterior and west-facing patios will offer views of the park, river and Omaha’s skyline.

The $14 million parking structure being built near the office building is to provide free parking for workers as well as the public.
Noddle said good weather has boosted construction progress. The River’s Edge plan calls eventually for a total of about 200,000 square feet of office and retail space, as well as more than 350 residences ranging from condos in high-rise towers to Broadmoor’s low-rise rental apartments that are projected to open in phases starting at the end of 2018.

Noddle expects the first condo tower to start rising soon. Agents of Argent Development have started marketing the for-sale homes.

Jay Noddle, president and CEO of Noddle Companies, said his firm is in “serious negotiations” with three companies about locating in the office space facility, while the total number of businesses that have shown interest exceeds the building’s capacity. He said that interest is a good sign that the development will be able to add an additional two office buildings.

“If they were all to say yes, the building is not big enough for them,” Noddle said. “Through the marketing for the first building, we’re confident we’ll find companies for the other two buildings.”

The apartments, first office building and parking garage are expected to be complete by the end of 2018. Noddle said that, sometime in 2018, he’s hopeful work will begin on a condominium complex.

Walsh said the complex would feature two 15-story buildings. Officials are still working on a finalized contract with a developer. Noddle said he’s hopeful work on the second office building will start next year as well.

The stairwells or elevator shaft for the office building are up to give a sense of the scale. Obviously only 4 floors, but looks like its going to be a really nice view from across the river.

This is really moving nicely with the steel up to 3 floors on the office building, looks like the facades are going up on the rowhouses and the wood is on site for the apartment building to start popping up.

I agree, it is a lot like the Capital Plaza across the river. 20 years of planning and bureaucracy and 18 moths of actual construction. Can't wait to see the 15 story apartment buildings get started.

On the Grow Omaha minute this morning, they said that the two 12 story residential towers had new renderings online but I can't remember what developer they said did them.....does anyone know?

That looks great, go CB!

Driving by there eaxh day, theres a lot of material and equipment there that looks ready for when the weather doesnt include snow. There are footings poured, prebuilt walls onsite, etc.

I realize that this is Iowa and they have some money from Nebraska gamblers but the numbers are not working out for me.

68 units that cost between $325k and $1 million with a total price tag of $75 million. Does that $75 million also include the offices and apartments?

I think the price tag also includes the twin apartment tower. Only one of the towers is condos.

I did find this in the Nonpareil article:
The ground breaking on this project is expected to take place Spring of 2019.

Oh good, that’s not the high rise but that’s another big building. I think it’s the one with the rental space and fog machine.

Iowa West, partners celebrate ‘Topping Off’ of office building

Construction on the 67,000-square-foot office building is expected to be completed by the end of this year. Tulipana said Iowa West hopes to move into the facility in early 2019.

Work at the River’s Edge site continues. Broadmoor Apartments is building a facility with around 270 apartments and 30 town homes. A 743-space parking garage is being built as well. The River’s Edge Pavilion opened in October of 2017.

Council Bluffs Mayor Matt Walsh said the official announcement on two 15-story condominium towers is expected soon. Access will be improved when the Council Bluffs Interstate Improvement Program completes work on Interstate 480.
Great to hear that the condo towers are still a go.

Any word on when construction of the second office building is going to be started. They had pilled up all the dirt the dug up for this building on the spot where the second building is suppose to go. I saw when I drove by last week that they might have been removing the dirt pile. Don't know if this is the first step toward construction of the new building or if they are just cleaning up their mess.
