I hope they end up building condos that you can purchase. It seems everything built these days are rental apartments. What about people who want to live permanently in the metro area? Everything doesn't need to be super high-end. $250- 300K+ condos would sell fast. Build affordable housing, keep people here.

Funny thing is, that wasn't even on the radar. I was working on a specific shot for a client and looked down and there it was so I shot it...

From this view maybe the great lawn should have been a bit wider. There's a bit of unusable space to the left of the parking lot

Hopefully they make that empty space more parking. As a resident of 41 and B we are hoping that someone comes in and buys us out to build their $300k condo's.

My guess is that they are trying to prepare for all the extra ground water that the area seems to get.

River's Edge Park was finally announced today by the City of Council Bluffs so I can finally share the images associated with the project. Construction bidding will rap up mid December and construction on the park will begin this spring. A public roof deck and large community pavilion are also among the features. A full story should be in the paper this weekend.

Phase One of the park was actually designed to flood, just like the riverwalk in Chicago.

Yes, all of phase 2 (seen in the images above) is on the dry side of the leeve, adjacent (to the north) of the Iowa West Headquarters that HDR is designing.

I assumed it wasn't, that's why I was asking about the flood. I was guessing those lines on the left were the walls that are already on the the wet side of the levee...

I have done work in CB, but never with storm sewer... I can't imagine how much pipe they would need since the city is dead flat for 4 miles...

The council also approved, on a 4-1 vote with Councilman Al Ringgenberg voting in opposition, a memorandum of understanding with Omaha-based Noodle Development Co. and the Iowa West Foundation for the development of a 750 stall parking garage at the Playland Park development.
The garage is expected to cost about $11.2 million, including $2 million each from the city government and Iowa West. The city will lease the garage with the option to purchase it after five years.

Little off topic, but I had always wondered why Council Bluffs settled where it did when there is a river right here.

Must have been tired of climbing hills and said "Thank God! Flat land!"

Makes you wonder if the competing skylines would be much more impressive.

My guess is that part of that had to do with flood control. Years ago, the Missouri River was much more "wild" and did not contain a levee system. Much of the land on the west end was farmland. The early residents lived near the Lincoln Monument and the Dodge House.

A little more news from the city council regarding River's Edge:

The council also approved a memo of understanding on entering into a development agreement between the city and Broadmoor Development Co., also of Omaha. Broadmoor has proposed a multi-phased project creating 220,167 of leasable square feet that would contain 36 townhomes, 208 multi-family units and 9,465 square feet of commercial space.
Should Broadmoor complete the project, with an assessed value of $25,941,500 or more, within 25 months after construction starts, the company would receive economic development grants equal to 75 percent of the tax increments commencing June 1, 2020 and continuing for 18 years. Broadmoor will also be able to make applications for investment tax credits.

It's a small thing but if those two 10ers get built it'll give a nice urban ambience for those at the knoll and bridge. As they'll have DTO to the southwest RFP the northwest and the two new ones to the east.

I have to say I'm thrilled they are developing that area. And, I love that steel, orange-red art sculpture standing near the river. I always wanted Omaha (or the Omaha area) to get one of those, as many cities have one. It's really looking nice.

Lol! Well, in my opinion, it is almost "en vogue" to get one nowadays. Chicago has the famous "Flamingo" sculpture. Los Angeles has a similar one. Those have curves, but there seems to be a trend of red or orange sculptures with straight pieces of steel now. Des Moines has one that almost sits like a giant jack, Milwaukee, too, so does Minneapolis. So does Dallas & Denver. Lincoln even has a smaller one downtown. I have yet to see a picture taken from that striking sculpture with the Omaha skyline in the backdrop. It has to be cool. I love taking pictures, and I haven't even been over there yet to take one.
