Hilton Garden Inn at MAC/Horseshoe

Branigan calls for another big hotel
"We need a full-service hotel for Council Bluffs to be a viable competitor for large conventions and meetings," she said.

There are full-service hotels at both Harrah's and Ameristar casinos, but Branigan said similar hotels should be closer to the Mid-America Center.

It isn't just her opinion; it's also the finding of a study conducted in 2006 by a Chicago-based consulting firm, Branigan said.
and
Angela Halpin, director of convention sales for the city's Convention and Tourism Bureau, agreed with Branigan on the need for more full-service hotels.

"Absolutely," she said. "There is a need."

There are higher-end limited service hotels by the MAC, Halpin said, but the only two full-service hotels are those at Harrah's, which has 251 rooms, and at Ameristar, which has 160.

To have a full-service hotel by the MAC would attract more conventions and meetings, bringing in more money to the city, Halpin said.

I am told by a highly placed employee at Bass Pro Shops to expect the announcement of a new full service hotel connected to or owned by the Horseshoe Casino later this year.

Kinseth, the group tapped to develop the hotel, has at least 3 hotels in the metro already - The Hilton Garden Inn at 179th and Chicago and 2 of the hotels at Ameristar property.

Horseshoe wins revenue race in Bluffs

http://www.omaha.com/index.php?u_page=1 ... id=2401216

COUNCIL BLUFFS - The Horseshoe Casino has trampled the competition.
The Council Bluffs casino posted nearly $200 million in gross gambling revenue for the past 12 months, cementing it as the No. 1 casino in the Bluffs market and the top casino statewide. That's the money that gamblers lost to slots and table games. The figures were released this morning by the Iowa Racing and Gaming Commission.

The 2006-07 fiscal year, which ended June 30, was the first full fiscal year that the Horseshoe was open. The Las Vegas-style casino - formerly called Bluffs Run - opened in March 2006. This year's take for the Horseshoe was $53 million more than the last fiscal year.

Ameristar Casino came in second in the Bluffs market and third statewide, with almost $180 million in gambling revenue. But Ameristar's total was down about $6 million from last year.

Two more hotels planned near MAC
Two new motels may soon be added to the growing number of projects in southwest Council Bluffs.

The city Planning Commission Tuesday night will hold public hearings on plans to build a Microtel Inn and Suites, northeast of South 35th Street at 23rd Avenue.

That will be followed by another public hearing on proposed construction of a Hilton Garden Inn at Horseshoe Casino.

The Hilton hotel would be five stories high with 153 guest rooms, a restaurant, swimming pool and 4,700 square feet of meeting space. It would be connected to the casino by a climate-controlled walkway.

If everything goes as planned, the expected opening date is November of next year. The Hilton Garden Inn would be an upscale facility, but room prices have not yet been determined. It would be owned and operated by Kinseth Hospitality of North Liberty. . .

This must be the 5-story hotel talked about in June, that was supposed to go into construction this past summer.

Can anyone tell me how much of the area surrounding the MAC is zoned as commercial?  I saw an old map a long time ago, and i remember most of what i saw (if not all) being commercial.  However, there is a lot of land there that could be converted into high density condos/apartments/townhomes, which could help spur some development in "the plaza" and the vacant lots all around there.  Just an idea...
