Does anyone doubt that the presence of the streetcar helped move this project along?

To play devil's advocate, would this hotel have been built somewhere in the KC metro without the streetcar? Did the streetcar merely cannibalize hotels/restaurants/etc in other areas?

It's important when evaluating the financial impact of a project like a streetcar to look at the incremental development it brings along. Not to derail this thread too much, but Omaha needs to be certain that the streetcar will spur additional investment, not just take development away from other neighborhoods or take credit for development that would have occurred anyway.

There does seem to be a lot of development along the streetcar route. I imagine it is boosting property values.
