Some of this stuff looks pretty good. College towns are usually pretty good with promoting urban and walkable developments.

This, however, sucks:

The apartment-over-retail concept is one of my favorites, but not when it is above what is obviously a suburban strip mall. Even if those are supposed to be business offices, that development really upsets me off. The fake retro architecture bordering a sea of asphault. They tried something similar to this in Ames and it just ends up looking like commie blocks with parking lot moats.

I don't think Madison Square is a square-shaped site plan. I think there's an existing Walgreen's/Blockbuster combo on that corner where you see the computer-generated grass. I know the bad rendering suggests sea of parking, though. And it's residential/office mix over retail last I heard.
