Don't miss the Grow Omaha Show on 1290 KKAR radio each Saturday at 8am. Hosted by Jeff Beals and Trenton Magid of Coldwell Banker Commercial World Group, the show focuses on real estate and economic development in the Omaha metro.

I missed the first half hour of todays (5/18) show. Did we establish whether the Gap store would be the two story structure with second floor office space? Or that it would be a second building? There was an exchange at the end which would suggest there was some confusion even with the Grow Omaha show as to what the situation was (a RED rep from Scottsdale suggested there were two separate buildings).

And once again, what we've talked about here was mentioned again... the possible re-configuration of the food court area at Westroads to give a prospective Cheesecake Factory visibility to Dodge. Entirely rumor that is.

Did I miss any revelations in the first half hour?

One of the biggest revelations in the first half of the show was the officially announced June 1st ground-breaking of the Riverfront Place development DT (this backs up what new forumer OmahaChef posted earlier this morning)..So that is a definite go..(There were several references that the development will be 'a wonderful addition to the Downtown Omaha skyline'..

The 4 Gap stores will occupy a 20,000 ft square space..The 2 story office/retail space you are referencing is at a seperate VP location and is also 20,000 SQ FT (retail on the lower level and office on the upper..Just as the W-H story indicated)..Both 20,000 SQ FT and separate from one another..

Obviously one of these buildings (I assume the Gap) will occupy the open spot on 'main street'. Where will the second building sit? (from this Bacon guy with RED it is sounded as if it would be across one of the perimeter streets).

Yes the Gap will be on the Main Street area where the GameStop store etc is..I'm a little fuzzy as well about the 2 story office and retail space.. But like you, believe it will be on one of the perimeter streets (it would pretty much have to be)..

You probably heard that the Scralet and Cream Letter sports bar will be in the area just southwest of Mimi's Cafe..

I assumed Scarlet & Cream would be in the remaining outparcel (which was graded some time ago) on the southwest corner behind the theatre.

As part of a two-state metropolitan area, Omaha residents must keep up with happenings on the Iowa side of the Missouri River. That's why Grow Omaha turns its sights to the east this week to focus on growth and development in Council Bluffs.

A community of more than 58,000 people, Council Bluffs, Iowa is experiencing a great deal of development activity. Bass Pro Shops is building a $20 million tourist attraction at the junction of Interstates 80 and 29. Bluffs Run Casino is converting to a Horseshoe Casino and adding on to the existing building. A hotel and indoor water park are planned nearby. Federal Express is constructing a $6.5 million distribution center. We'll learn about these projects and much more on this week's episode of Grow Omaha.

Our guest will be Bob Mundt, President & CEO of the Council Bluffs Area Chamber of Commerce. I can't tell you how cool I think it is that Omaha has a talk radio show that exclusively discusses development. It's a like a dream come true for us city/development geeks.

In Des Moines we have perodic guests that come on our talk radio stations to discuss the topic every now and then, but that's far from a dedicated weekly show.

My only complaint with it is it's so early and when I am up I always forget to listen. If they would add rss2 enclosures to their archieves so I could get it as a podcast (ala NPR)and listen to it whenever then we would be set.

Omaha Cowboy you wouldn't want to pass this a long would you?

Mutual of Omaha has teamed up with ECI Investment Advisors, Inc. to explore the redevelopment of Mutual's eight-acre property east of its headquarters at 33rd and Dodge Street. Options include creating a mixed-use, urban neighborhood encompassing residential units, commercial establishments and enhanced green space. Our guests will be John McClellan, Mutual of Omaha's Senior Vice President-Administration and Keith Bawolek, Executive Vice President of Chicago-based ECI. This promises to be a most interesting discussion about a very exciting project!

A number of development projects are underway in Omaha and many more are in the planning stages. No major project can ever come to life in this community without the blessing of the Omaha City Council; local government plays a huge role in our community's economic progress. That's why we have invited City Councilmen Dan Welch and Jim Vokal to be our guests this weekend on Grow Omaha.

In Part I of this week's show, we're going to discuss a landmark project taking shape near 11th & Jones Street south of the Old Market. The KANEKO, a new center for art, science and philosophy, will open in 2008 in three buildings which once housed the Fairmont Dairy operation. With beautiful architecture, a permanent art collection and various inter-disciplinary projects, The KANEKO will further establish downtown Omaha as a center for arts and education.

Our guest will be Ree Kaneko, who owns and operates The Kaneko along with her husband, internationally known artist, Jun Kaneko. Having spent the last 34 years dedicated to to supporting arts, Ree has become one of the key leaders in Omaha's arts community. In 1985, Ree created Omaha's Bemis Center for Contemporary Art, which has awarded extended residencies to 650 artists since its inception.

The title of Part II is "Civil Engineering: Designing the Infrastructure of Development." Our guest will be Mike McMeekin, President of Lamp Rynearson & Associates, Inc. in Omaha. Among many projects, Mike's company has been involved in Rosenblatt Stadium's improvements, Eppley Airfield's runway extension and the $300 million Qwest Center Omaha. Given the competitive economic-development environment in which today's cities and states compete, local leaders need to do all they can to limit tax burdens. To give you some feedback..One part of the Lincoln discussion with Lincoln City Council woman Robin Eschilman (during the 2nd half of the show), was the question posed by Jeff Beals regarding the possiblility of Omaha-Lincoln becoming one consolidated metro (which I happen to believe is about 10 years down the line)..Ms Eschilman was all for it..In fact, she questioned why it hasen't happened already (obviously she is not quite up to date with US Census commuting data which tracks the % of population from one county into the nearest larger metro for the purpose of work..We are still 5-7% off the % that the US Census would then deem appropriate to add Lincoln's MSA into Omaha's for one combined Omaha-Lincoln CMSA..But we're getting closer every year :) )..

There was also some interesting feedback from her regarding the % of Lincoln population that is 'anti-growth' which she places at between 40-50% and progressive 'pro-growth' she estimates is between 50-60%..And both factions seem to be at constant battle with one another..

Additionally, she did say (about a possible combined Omaha-Lincoln CMSA) that Omaha being the larger of the two cities, must take the initiative first (seemingly) to get things/this done..On one level I do agree with her on this..But also I disagree at the same time as I believe it will take equal harmony and cooperation from both to ultimately make it work economically for both cities..Some of what she was saying in this regard was a little fuzzy or puzzling to me..But I got the general gist of what she ment..

One last thing she stated that seemed to throw the hosts completely off (also yours truly) was some recent article she stated she saw in the Lincoln Journal-Star that ranked Nebraska's economy 50th out of all 50 states..This revelation from Ms. Eschilman brought a suprised 'really' and 'how so?' from both Jeff Beals and Trenton Magid..Which I believe both question the validity of such a statistic (as do I)..This validity question was further compounded by her statement that in the same LJS article, Iowa was ranked #1!..

All this aside, it was yet another good and informative show..

Sadly enough she speaks the truth. The source of said statistic was the US Bureau of Economic Analysis. Nebraska had the worst economic growth percentage of all 50 states. F'ing NORTH DAKOTA did better. :roll:

From the LJS piece, Creighton U economist Ernie Goss contributed this:

'Goss, though, cautioned about putting too much stock in one year's economic performance. According to the report, Nebraska's growth was nearly 3 percent in 2002 and more than 5 percent in 2003. From 2000-2004, Goss said, the state ranked 32nd nationally in economic growth.'..

The sky is indeed NOT falling..But certainly could be much better..

People tend to freak out over an annual report without looking at the big picture sometimes..Of course, information like this should not be taken lightly..Just given a little perspective..Which Ms. Eschilman did not deliver when she mentioned this on the show..Thus it took me (and the hosts IMO) by suprise..
