Downtown Population

I came across an article on the new Patrick's grocery store Downtown in the "Encounter" magazine with some pretty intriguing info. Patrick's owners said people were afraid to start a grocery store DT until the population got around 10,000.

They went on to say that according to the Chamber of Commerce the DTO population in 2006 was 5,397. I find this to be a bit suspect.

I can't remember the website but I found one a while back that had populations broken down by zip code and the Downtown 68102 code (roughly from 480 to the river, Leavenworth to 480) had a population between 7,000-8,000.

I believe that according to what ever stats the Chamber is using that they are not taking into account the whole DTO population. I think they may be using numbers that are more in line with the recent DID which left out over half of DTO from 16th St west.

According to the 2000 Census, the population for the 68102 zip code was 5,240.

68102 zip code bounded roughly by 24th St to west, Mo Riv to east, Leavenworth to south, Nicholas to north

so much construction and development since 2000, I seriously doubt the downtown population is under 8,000 now! :shock:

Have they sold over a thousand NEW units here since 2000?  Seems high, but maybe they have.

I don't know.  I would guess Paxton is 50-80 units.  That means 12-20 projects of this side were built new, with no other units being torn down.  Now, I am not saying it is impossible, but it SEEMS improbable.

True, but consider projects like Drake Court and Rorick that one might not think of right away.  If I remember correctly, Drake Court was still being renovated in 2000.  I see your point though.

Looking at that map there are a many DT residents left out of 68102 between 24th St. and 480.0

There have been more than 1,000 units since 2000.  If I were to guess I would say its probably around 2,500-3,000 since 2000.  

"As of the end of October 2006, 886 condos have been sold this year compared with 757 through the same period in 2005, according to Trendgraphix reports for NP Dodge Real Estate. The supply is up 26 percent - 804 listed for sale this October vs. 640 last year."

Many of these projects are alot bigger than people realize.

That is interesting.  I guess 7 years is a long time.  It just does not seem like I have seen THAT much being done down here in that time frame.  

Are these numbers new units???  If not, do they break out between new and existing sales?

I am not sure - but I promise that the majority of them are new.

My guess is the DTO is probably about 8,500 -

Talking about deceptive in size, I don't know when they opened, but the Old Market Lofts alone are something like 200 units.  While not condos, they definitely brought a whole bunch of downtown residents.  Most of those units are 2 or 3 bedrooms, and have several occupants (creighton kids, young couples, etc).

Many of these projects are alot bigger than people realize.
Don't forget that many of these condo units may be sold 3 or 4 times in a ten year period.  You can't just look at total sales numbers.  Supposedly 20% of the public changes addresses every year, on average.  That is a lot of "churn" in 10 years.

I based my estimate on absorptions from new projects not just on sales.

Why the F*ck is this in this thread? This is a VERY specific issue to URBAN Omaha not some boring stat where it's going to get buried and no one checks into it. MOVE IT BACK!
