What sort of neighborhood is this?

I'm really concentrating my househunting in Benson, but there's a very intriguing house in a completely different are. What sort of area is the 1700 block of O street, zip code 68107?

I'd say this area is a little more 'challenged' than Benson.

Adding my brief .02..

Older and traditional neighborhood urban (did I just coin a phrase?)..

An area that was developed in part by the wave of immigrants attracted to Omaha in the early 1900's through the 1940's..

There is much south Omaha history surrounding this location..It's close to great restaurants, Rosenblatt Stadium, the Zoo, downtown/Old Market..And much more..

jhouston--how challenged is it? Yeah, that's the house I saw. I'm looking for older houses w/mature trees and something w/in walking distance; park, coffeeshop, cafe, stores (mom-and-pop rather than chains). I want to live where residents care about their neighborhood and take pride in it. Don't want to live near a lot of apartments. If a neighborhood had any sort of "vibe" going for it, like artsy, or lots of old people tending gardens, or granola funky, or gay-friendly, etc., then that would be a huge plus, but it's not mandatory. When Cosita scoped out Omaha, she wanted these same things and decided Benson fit the bill while still being affordable (I'm looking to buy a 3bd/2ba for 90,000-120,000). Hence, I am likewise concentrating on Benson, but am open to other areas.

Yeah, Benson, Dundee or Joslyn Castle neighborhoods would be what you're looking for.

Out of the three, I think Dundee has the most respect locally. Benson has a lot of upward momentum going for it and is probably poised to usurp the respect crown from Dundee. Joslyn Castle seems to be turning into more of a young college crowd neighborhood, but my girlfriend has a lot of friends who are professors at Creighton and own houses in that neighborhood.

They all sort of run into each other anyway.

Benson is a great place to start, using your description and price range. Also, try the connecting areas that Swift mentioned as well as the Country Club (English Tudors) neighborhood.

By 'challenged'... I refer simply to my belief that it doesn't have quite the level of that neighborhood pride that you're looking for. Many of these older neighborhoods are dominated by rentals. Eastern Omaha is a real mix of beautiful old historic neighborhoods where you find plenty of that pride... while at the same time, there are plenty of neighborhoods which should have that same pride, but decades of neglect (and attention turned to suburbia) have left predominantly rental units. In many cases, you'll turn a corner and find a very quick transition between these two different settings.

My wife and I have spent a considerable amount of time looking all over east Omaha, trying to get a feel for an older neighborhood we envision moving into once our kids leave the household. Some of those neighborhoods which we've had an interest in... I've listed below along with some listings I've found in/around these areas, most I admitedly am just guessing are worthy of consideration (focusing specifically in your price range, which in all honesty, is somewhat limiting, even in relatively affordable Omaha).

i like those Cathedral and Bemis Park homes. are those pretty desirable areas to live in in the Big O?

edit: i just checked out the prices!! :shock: that Cathedral house would be $400,000 in some of KC's desirable hoods. surely that must be a dodgy area? looks like O is a great value.

chrizow... I could show you some REALLY cool homes in the older parts of Omaha for $400k, but we're working within a relatively economical price range of $90-120k here. :)

I wouldn't call these areas dodgy, but some have a higher than average prevalence of rental units... so, some blocks end up being cared for better than others.

Check out bemis park and cathedral area. I love driving through that area and sort of wish I had bought there instead. :lol:

I don't know what property taxes are like in KC, but once you start paying for them in Omaha, you'll quickly understand why home prices are so low... and why they appreciate at a lovely ±1.3% annually.
