The project appears to involve the whole block. I was just speculating. Other uses besides a parking gargage and office space have yet to be announced. I certainly hope it will include other amenities too. If they're going 20 stories with 280k s.f. office and up to 300k s.f. parking, there will be room left on the site for other things. We'll have to wait and see. I feel that they would be in touch with those ideas more than anyone, especially since they were selected to do the Omaha 2030 Master Plan a while back.

If they do the minimum of 18 stories that would be around 32222 sqft/story assuming 280000 sqft of office and 300000 sqft for 1000 parking stalls, leaving 42778 sqft of lot space so there's gonna be room for plenty of room on that lot for something beyond the building.

Would the city allow diangle parking on Capitol? If so they could line the block with a number of metered parking and shrink the size of the blocks footprint. If they are adding commercial space I would suspect parking would be a consideration.

I spoke with a friend yesterday, who has a significant position with HDR. He indicated that in internal meetings he and others have been advised that HDR intends to build an iconic structure that reflects well on their corporate image. The "HDR" logo will be prominently displayed at the top of the structure. A seven level parking garage will comprise the lower portion of the building. The structure will initially have space for other tenants, until HDR grows enough to take control of the entire building. He also confirmed that plans call for a 18-20 story building.

That was my first thought. 7 level garage, meaning 12-13 floors of office space, leading out half to a third? How big of a footprint will it have? And retail along Capitol and/or 11th St.?

I was able to shake hands with CEO George Little and Eric Keen recently, but couldn't get anything new from them. But, I did get a chance to talk to someone who was in the building design meeting with them. They already have an idea of the building structure and space they would like, but the interior design has not been settled yet. They want to incorporate an Agile Project Management layout which would include as much Agile Workplace principles of collaborative space, conference space, flex capability, and adaptable/mobile workplace as they can, maybe being even cutting edge in this arena. So as much as we may want to see what the exterior will look like, many will be anticipating what the workplace environment will entail.

One thing abou open modern floor plans is that they love using natural light. Could be floor heights above the standard for office buildings.

I was given to understand that the final design would be settled on by December.
I was also told that the next door neighbor, the Holland Center, has medium term plans to add a third theatre space in the next 4-5 years, plus a parking garage, to the east of their existing structure. Some existing structures would come down for the garage to be built. The theatre space would be designed for Broadway type shows that don't need the Orpheum's massive seating.

It's inevitable that the Holland will expand eventually. It would be a shame to lose the historic Specht building and the Happy Hollow Coffee building though. I know the owner of the building at the southeast corner is probably eager to sell. The Holland is one of the best newer designs in Omaha, architecturally.

This isnt really a shot at HDR, just that when i read that they wanted to put their name in big letters across it, thats what I always picture. I've grown used to the Woodmen tower but before I moved here I always thought it was one ugly piece of the skyline.

The Holland fought so hard to tear down all those historic buildings and have done nothing with the lot. They even blew up Frankie Payne's building for leading the resistance. I would rather they tear down the Holland than those historic buildings.
