Hehe I think it sounds like the name of a tree house built by the children of the corn. There's something super creepy about it. It's too warm and fuzzy to the point of being smothering. Like being hugged tightly by your crazy aunt who takes church way too seriously. Those hugs are the worst. Like a snake she constricts so tightly that you begin to lose consciousness whilst choking on the noxious vapors emanating from her mouth--the result of rotten wine, acid reflux, and cool whip.

Yes!

What got me down on the term "Heartland" was the gross over-use of it for YEARS (decades?) by channel 6 news! I actually quit watching their news because it was becoming so annoying! It was heartland-this and heartland-that for 30 minutes! :(

For a while around the same time channel 3 started using "Midlands" in the same context! That did not last very long, but channel 6 was on the heartland-binge for many years!

Fun fact: Ohio people actually call themselves the heartland, with the reasoning the Ohio is shaped like a heart.

A better anatomical metaphor for Ohio would be the Omentum. Look it up. I'll wait.

Two former ConAgra buildings listed for lease on LoopNet.

Does anyone know whats going on behind the Embassy Suites Downtown, There are a whole bunch of trees that were torn down, and some pretty heavy grading work...maybe the beginning of a 9th St reconnection?

Building permit is for a Commercial Parking Lot. Project Description: CONAGRA - 99 spaces.

Sounds like another surface parking lot.

Did CONAgra lose parking with all the land they spun off? Unbelievable that they need more parking after splitting town.

Most likely they're planning for the possibility that they'll no longer have access to the parking on the north end of the site if it is redeveloped into something else. I see it as a positive, if that is the case, although almost nobody wants to see more surface parking downtown. Hopefully it's just a temporary solution to free-up the northern sites for redevelopment.

Okay, that makes sense. The construction looks like there will be an entrance off the street behind Embassy.

Can confirm that this is indeed for a parking lot. Permits at the city indicate a 99 stall surface lot.

Together, the buildings at 808 and 908 Conagra Drive offer more than 200,000 square feet of office space with a view of the historic Old Market and Heartland of America Park and lagoon.

Among interested companies is an out-of-town employer deciding from among multiple states where to locate a substantial chunk of its operation, said Sheppard, who is prohibited by nondisclosure agreements from revealing more detail.

Anyone know the reasoning behind ConAgra wanting to lease the properties and not sell them? This might be an easy lease in Chicago but if you are waiting for an existing Omaha company or outside company to lease this space, you'll be waiting 'til eternity. Theses buildings were custom built with the idea that ConAgra would be the sole occupier forever. Time to bulldoze them.

What on earth makes a building that Congra uses so special that it is uninhabitable by another company.

Because it's 200;000 square feet which, according to that article, is about equal to the total amount of office space leased in the entire city last year.

I find that 200,000 square feet number hard to believe, even if they're referring to new leases signed last year, that seems too low. Seems like it should be more like 2,000,000 SF of new leases for the entire city. I don't have a source for the actual numbers, but it seems like a typo.

Well, they were talking on Grow Omaha that the buildings and facilities weren't built to be divided up. Alot of things would have to be communal if the buildings were split up into separate offices is what I gathered by conversation.

And so we're back to square one. It's probably an okay idea for a city like Chicago but you will be hard pressed to find an Omaha company that needs that much space or, even tougher, finding a company from out-of-state to move a large part of their operation to Omaha.

After 8 years of working in our office, we sub let part of our building. It was never meant to be multi tenant, but it worked out just fine. Added a random door here and there, added a lock to a couple doors as well. I don't think its all that un-common.

Found some stats on leased office space in the Omaha area...look at page 3 in particular.....

http://www.colliers.com/-/media/files/marketresearch/unitedstates/markets/ne%20research/16q3%20oma%20office.pdf

The "absorption" numbers, on page 2 for 2015, seem to support the 200,000 sf number in the OWH story I doubted above. Interesting stats, nonetheless.

Looks like one of the Conagra buildings is up for sale now for a cool $16.5 mil.

9 Conagra Dr will still be leased by Conagra for ages, they're not planning on scaling back further, to the best of my knowledge. I believe tis continues their strategy of selling off buildings so that they're not sitting on their balance sheet as unproductive assets.

I am assuming she hopes they reveal the plans before her bid for re-election. Same goes for the Tetrad site.

She was impressed with the idea of putting a sand volleyball court and a couple of food trucks down by the river. You know the sand of the volleyball court would have just been filled with trash and cigarette butts.
