$60 million seems awfully low for 29 floors, but DSM keeps getting some really awesome development DT. They just had a huge job announcement for their DT the other day too.

We will see. DSM is riding a big wave right now. I don't think any of these impressive projects will especially put a glut in the market. If I remember right they are all between 200-280 units? Get some impressive height and won't flood the market if they all go up.

Wow, Wow, Wow. Even Omaha Cowboy is going to have a tough time explaining this away. I hope Omaha rises to the occasion soon. There are some good things going on in Omaha but DSM seems to have a little more sizzle at the moment.

I prefer to look at Des Moines success this way: If there is demand for such development in Des Moines, there is still hope that similar demand exists here. No instant gratification though.
He said "They are some big, ugly red brick buildings"

I look at it much the same way. I hope these projects succeed in DSM, it will be exciting to see their skyline expand.

There certainly could be similar demand in Omaha. It would be nice to see all factors come together in Omaha they way they are seemingly coming together in DSM. They also had an out-of-state employer announce the addition of over 1,000+ jobs to their downtown. Sure would be nice to have that happen in Omaha.

Agree Omaha needs tax incentives for high density developments. I think this will encourage more commercial density as well just like we've seen in the Old Market and in the Blackstone neighborhood.

Not to throw a wet blanket on this story, but again, this is still a proposal.. And financing is not yet secured and in place.. I say this because some forumers here want to climb a ladder and jump off a roof because nothing of this magnitude is proposed for downtown Omaha at this time..

The liklihood of this ever happening for Des Moines is 50/50 at best. Until financing is in place, and then earth moves and tower cranes appear, I'd hold off on the "for sures" or the criticism of Omaha.. If this happens for DSM, great. But it doesn't diminish anything about Omaha or its downtown either..

I send a good luck to DSM and a thumbs up for a nice, visionary highrise proposal :thumb: ...

Yes this is still a proposal but I'd rather have two 26 and 32 proposed than one 16 story proposal. I do to hope they get them both they deserve it they worked harder than Omaha apparently to get them. And of course Omaha should be ashamed, ashamed until it can start pulling similar projects off.

That is a ridiculous comment Jake and honestly (at least I think) you know better.. But if that's the game you want to play, so be it..

Omaha should be ashamed...that DSM has a developer "proposing" a 26 story office tower and Omaha dosent? What.. Are you in 8th grade? Give it a rest man. That shtick is getting old and tired...

I find it a huge challenge for DSM to pull this off. Are there really enough wealthy people clamoring to live in downtown DSM? I doubt it.

I wouldn't start talking smack until it's clear the project has failed, at this point in time it's way to early to tell.

Question: why is it when it comes to other cities, you err on the side of caution when it comes to calling a development a failure, but if a slight change in the wind happens in Omaha you immediately proclaim that development is going to fail?

Lol.. then April gets pushed back to September then etc..etc..etc.. (ad nauseam)..

I really hope this comes through for Des Moines.. We shall see..

Once again, like I've conditioned myself since the HDR debacle, proposals are nice and all.. But mean NOTHING until earth moves, steel is firmly grounded and tower cranes are in the air...

I guess some on here were right in thinking that the 29 story proposal was never going to work. Apparently it needed to be taller.

Once again, genuinely hope it comes together.

Their partner from Chicago did pull out b/c they didn't like the deal at the raised height and the developers are pursuing their financing through a HUD loan now. With the uncertainty there you never know for sure until its signed.

Again, really hope they get the project rolling. High rises are hard to get done though.

EMC Insurance Companies and Blackbird Investments have announced they plan to swap downtown properties, including the site planned for a 33-story apartment tower.

The announcement was made in a news release Wednesday morning. It did not provide information on either companies' future plans.

EMC said it will acquire the vacant property at 701 Walnut St. from Blackbird. It is the site of the former Younkers department store that was destroyed by a massive fire in 2014 and is located directly across the street from EMC's headquarters.

Blackbird had plans to build a high-rise tower there.
Really interesting news about this project. If they still plan to do a highrise on their new lot it will be virtually across the street from the other DSM highrise proposal.

I believe this is the same proposal that morphed into the now 40 story proposal called The Fifth. Deadlines keep getting passed, quoting financing hurdles, etc. Seems very similar to Wallstreet from what I’ve seen so far.

Update:
This is now called The Walnut Tower - 33 floors and 359ft.

80% funding is now secured and site demo permits being requested to the city. Possible construction start mid 2023. Construction to complete 2025.

I love that this is moving forward. I was a little worried about DT DSM with recent news of a large employer pulling out, but things are looking up between this and the soccer stadium.
