Question of the month: does Omaha have $1 Billion in development going on right now?

Top contenders would be:
$300 ? Shamrock
$200 ? UNMC
$100 ? AV - Pac Life
? Civic
$90 Ft Omaha (30th & Sorenson)

I didn't have time this morning to go back to see proposal estimates, nor all the developments in the metro area. Maybe some people could add to this thread (while I'm at work...)

He included $524 m for 'SAC Headquarters', I've seen the $1b being thrown around, but don't know where the extra $500m is going.

So I was looking at downtown housing projects and could think of:

1501 Jackson, 15th & Jackson Streets, 75 units
31-33 Marcy-Mason, 31st & Marcy Streets 23 units
9th and Jones, Ninth & Jones Streets, 125 units
Capitol District, 10th Street and Capitol Avenue, 225 units?
Ekard Court, 617 S. 31st St., 36 units
Flatiron, 1722 St. Mary’s Ave., 30 units
Harney Street Apartments, 3327 Harney St., 32 units
Jones13, 13th & Jones Streets, 100 units
Limelight, 16th & Harney Streets, 39 units
Midtown Triangle, St. Mary’s Avenue & 30th Street, 178 units
Nichol Flats, 1015 N. 16th St., 67 units
Spaces, Park & Dewey Avenues, 154 units
The State, 528 S. 29th St., 21 units
Travers Row, 26th & St. Mary’s Ave. 24 units
The Wire, 100 S. 19th St., 290 units
2220 units

Even though it is going to take be a ways off yet, can we add another $300 million to the list for Tetrad's Civic Auditorium redevelopment?

Lets just assume the three main projects get built downtown. Capitol Ave will have seen upward of $650 million in the decade.

This thread was started a year ago, but now there are more players at this game...

$50 million here, lets just say ~$15 million on the WST showroom lot, gotta be at least $250 million for Lot B, $200 at Shamrock, probably over $100 million for HDR, $10 million for Nichol Flats, add in maybe projects like $300 million Civic redev, $100 million Lahona...

Forget $1 billion in development in the metro that we thought was cool, we very well could have over $1 billion in the area bound by 10th, Cuming, 19th and Dodge between now and 2020. Thats less than one square mile just for reference...

And just not that long ago we were watching just a couple apartments going up.

You could add quite a bit to the total if all of the small stuff going on around the metro was included too. That's just the higher profile projects. Maybe another $1/2 to 1 bil? A listing of all of the building permits issued would be interesting, although they rarely list the true project value in the permit value.

Is there a resource to get some sort of index for these permits? I'd like to see if they've been increasing over the past few years.

I know everyone likes to hate on the height(or lack there of) of the buildings Omaha is getting, but it sounds like we will have a 15, 14, 10, 10 and 8 floor buildings all u/c at the same time in Omaha. That is really something to be happy about for our size.

What are the 10, 10 and 8 floor buildings? I know the apartment building in the capitol district is supposed to be 11 or 12.

8 in A/V, 10 is the cancer center(topped off, but still u/c for a while I think) and the apartment was dropped to 10 I thought?

Can't leave out the countless small time renovations of older buildings in midtown. I've recently delivered all kinds of appliances to buildings and houses that went from near dilapidated to renting for around $1,000. Theres loads of money being put into those.

Obviously some are just announcements and some have very long timelines, but its kinda of funny to think we were impressed by 1 Billion.

$1.2 billion at 144th and Dodge
$1.2 billion at 192nd and Dodge
Potentially over a billion if the Facebook Data Center is legit

Add that with all the other projects and were maybe pushing 5 billion total announced/under construction.

Just going to use this as the general comment spot. Potentially Kiewit, First Data, Metlife and Toast to open offices DT over the next couple years. That would be a heck of a coup for the city.
