Athomsfere has a good suggestion. So this thread is for all (even nonmembers) to post their visions of Omaha's future Skyline...Athomsfere wrote:I was more thinking along the lines of, in rumors we could start a thread for what guesses we have and fill in the skyline of 2020-2025 or whatever we might be getting to get basic representations.
Instead of getting too far off on rendering Lanaho, HDR, Tetrad, Capital, Wallstreet.... here.

Re: Future Omaha Skyline
I could see Berkshire Hathaway building a new skyscraper after Warren Buffet dies. No idea why I think it will happen after he dies, just have an odd feeling about it.

Nah. They only have like 20 people.
Re: Future Omaha Skyline
Haha this. Also really doubt they stick around once the head honcho goes.NEDodger wrote:Nah. They only have like 20 people.
Re: Future Omaha Skyline
They have WAY more than that if you count all their secondary companies like their real estate branch, they are in the MofO building and have a presence in California.iamjacobm wrote:Haha this. Re: Future Omaha Skyline
Maybe if they legalized gambling in Nebraska they could make a casino/hotel tower on the riverfront.
Re: Future Omaha Skyline
Yeah, I expect Berkshire to move out of Omaha after Warren passes on.

Who knows, he could always include some sort of stipulation that it stays in Omaha. I could see him doing something like that.

His daughter will be the Chair of the Board of Directors or at least the chair of the executive committee of the board of directors. As long as she is active and the business case can be made for the annual meeting, it will stay in Omaha.Garrett wrote:Who knows, he could always include some sort of stipulation that it stays in Omaha. Re: Future Omaha Skyline
As for the skyline, I have the upmost confidence in Tetrad. Lanoha who knows, as long as the lot stays unpaved I think it shows that they still want the project to move forward they could be making a little money by paving it if they didn't have plans to move forward. Not sure we have the condo market for it, but it might behoove them to flip the amount of office vs residential to avoid competing with the other open office spaces downtown. They could in theory find one decent office tenant to take 5 or so floors, put 10 residential floors above that with retail and a parking podium and your looking at 20.
Elsewhere I think a decent apartment tower could still pop out of "nowhere" in the coming years.
Birmingham which is basically the same size as Omaha has a $40 million 300+ unit 15 floor project.
Nothing ground breaking, but I think it wouldn't be all that astonishing to see something of that modest scale announced.

Do the rumors behind a third First National Center have any truth behind them?

Re: Future Omaha Skyline
Nearly nothing. They have a lot of space in One First National Center yet that is leased out. They could easily take more space in CPP or 1200 Landmark.PotatoeEatsFish wrote:Do the rumors behind a third First National Center have any truth behind them?

Question: When they proposed this, was part of the space to be used for a Music Hall? That leads me to ask... is the plan to tear down the Music Hall, which I agree they need to do (its old), but they need to replace it). I've always agreed that when they took the ranch bowl they needed another place to hold those types of events. So with that, if they do tear down the music hall, they should incorporate a new music hall into that plan -best suited for the low rise trapezoidal area.
Re: Future Omaha Skyline
I don't think that the new plans include one. I also doubt they will add one due to the fact this city has a million different arenas and concert venues. You won't have to worry about it though, the arena was supposed to be torn down last January so I doubt it will get off the ground.
