New building rumor

I just heard this from a reliable source, so take it as you may...
There are new plans developing for a building on NW 10th and Harney.
Described to me as part of the "Riverfront Development",
The principles behind this are Mike Yanney, Walter Scott and Sue Morris.
It appears there are no details that can be released now, or in the immediate future,
But it sounds like it will be something worthwhile waiting for all these years...

Just based on the location do we know if this would be a low mid or high rise?

If I were a betting man I would say mid-rise.

I'd be okay with midrise in that spot.

I would personally prefer a mid-rise in this location.

But who would complain if it's a highrise? Still confused how this is riverfront related. Unless they're expanding conagra lake and making it a beach... Get to it Omaha.

Hopefully this will just be on the surface lot at NW 10th & Harney, and not include leveling any significant buildings elsewhere on the block.

I have been waiting for that lot to get developed. There is also a ton of land available right across 10th St. to the east. I would love to see some 4-6 story buildings fronting 10th St. Could really help the Old Market take off.

Is this one of the parcels owned by the John Q Hammonds hotel group?

Given Omaha's recent history odds are a 5er but considering it's a parking lot now, yes please.

If it's only residential, that'd be fine, but if it's mixed use, I'd like to 6-10. Brick would be nice, but with large windows. Make it look nice, airy and bright.

There's not a lot of height on 10th street - I could see this conforming and being a 5-7 story building. I think the tall ones go on the old Union Pacific lot, the current police HQ site once they move, and if (fingers crossed) the Nebraska State Building vacates the ugly 3-story brick building to move onto the Civic lot.

Perfect opportunity to restore the street grid to 9th Street. 9th Street can be extended behind the Embassy Suites all the way to Harney replacing Con Agra Drive (although it might have to curve slightly behind the Embassy Suites). Howard would have to Curve around the Embassy Suites as well but could extend to 9th. Harney is a Straight Shot across the Con Agra front lawn.

This could all be done with Eminent Domain without even disturbing Con Agra's Flag Road. If you wanted to extend 9th street all the way to Farnam you would have to annex and destroy Con Agra's 2 story parking garage on Farnam.

Whatever is done with ConAgra's land, I especially hope they get rid of the flag promenade. Such a waste of space.

Honestly I think we need to tear down the Chef Boyardee statue like the Iraqi's did to that statue of Saddam. Then build something wonderful (a snazzy new parking garage!) on top of the land.

Normally I am all for height, but in this location 4-8 stories of that same building will work.

Something like this where the flag promenade is would be awesome, height negotiable.

With the Capitol district (Shamrock) development well underway and looking fantastic, it's time for me to look ahead to my next favorite development, this one. Only problem is so far there is no development, lol. This is one of those lots that for years has just baffled me on HOW it has sat empty as a parking lot. I mean you have a full half block requiring no demolition, right in the heart of the Old Market, on tenth street, incredible visibility from all angles, unlimited Southern light exposure, etc. I just don't get how this great lot with all this potential hasn't been developed. Hopefully this new rumor has some teeth. Even something like Council Bluffs is doing in the downtown area with the new brick buildings with first floor retail/restaurants, and 4-6 floors of residential on top would be great in this location. I'm wondering if the success of this new prefabricated steel framed apartment tower that Shamrock is constructing will lower construction cost enough to justify more 8-10 floor residential in the downtown core. In summary, HDR I'm done with you, 10th and Harney development, let's rock.
