Just realized now that I've fully read the article, the building would be up to 25 stories, but could be as short as 10. Still, a nice project.

And that's if they can even find a major tenant. I have my doubts we'll see anything with this for a long while.

This is very exciting news! I hope the design keeps its edginess and doesn't become watered down too much. Great news for a young architecture firm looking to make it's mark.

$100 mil. doesn't seem like enough for 25 stories, unless it has a small footprint for the tower, or doesn't include tenant finishes.

Hopefully there is enough pent-up demand for this to really happen!

My question is: do they have the resources to pull something like this off without going bankrupt when the building's only half built?

Ok, so I plugged in all of this information into a height calculator, and it estimated this building would be between 330 and 358 feet tall. Based on the rendering, though, it looks more around low 400's.

This would almost certainly become the 3 tallest in the city if they go the entire 25 floors.  It does sound like there is still a lot of work to do on this project, but I doubt they would come out and show renderings on a site with a bad history if they weren't pretty confident.  Lots to like about tis project and this location, Capitol Ave is quickly becoming the place to be downtown.

The Shamrock project should stretch over 2 years.  Assuming it starts on the first that would get us into 2016 for both projects to be going at the same time.  I would hope by 2016 both projects are full steam ahead going up with solid plans coming out about the Civic.

Great to hear they plans so far.  It is going to be great to see both projects filling in the capitol ave area. It is amazing to think of all the growth downtown has seen in the past 10-15 years (First National, UP, Centurylink Center, hotels, Creighton campus growth).  It is taking time, but that is the style of Omaha, slow and steady growth.  I am really excited!!!

No stupid questions right?

Does a developer make an announcement like this because they already have a tenant or to try and get a tenant?  I assume to even announce and go through the hurdles involved has to cost some serious coin, not to mention what this does to a developer's reputation. Just seams like a huge investment to be throwing out there with no major tenant on board.

On the low end, judging by some other buildings downtown (the old First National building is 295ft and 22 stories tall = 13.4 ft. per floor), I would think that the building will end up being anywhere from around 135 ft if only 10 stories all the way up to around 335 ft if 25 stories tall.

By the sounds of it they are still looking for a tenant.  If I had to guess though I would assume they have had conversations with a couple companies.  I don't see how you make an announcement like this without at least a couple feelers out there already.

I just hopes this proves how cool a true "Mixed Use" building could be.  Ground Level Retail, several floors of parking, then 10+ floors off office followed by 5+ floors of condos.  Lots of potential.

I check this site everyday hoping for exciting news like this. I take a few days off and look what happens!

I hope for some significant height on this project, though I think anything 200'+ is a skyline changer - especially based on its location. Fingers crossed.

This would be a cool project to see built.  I'm tempering my enthusiasm a little, though, considering previous announcements of this nature.

I'm not quite as height-obsessed, but sadly, perhaps that's due to the recent 4-story block-size building built in the heart of the CBD.

There was an article today about first data moving a large number of jobs from Denver to omaha.  Is there enough room at their pine street offices, or could this be a potential for this development?

First Data is in the Aksarben area.  Rex and FirstComp are in Central Park Plaza.

Look I hope more than anything this actually happens, I just have my doubts.  

Is there really a demand for high end office space?  Especially for that kind of square footage?
I think it's going to be really difficult to find retailers capable of paying the rent necessary to make the numbers work.
I DO think there is a starving demand for some very nice condos w/ a concierge type service.
That would be one LARGE building to go 25 stories in the air on a lot that covers an entire square block.

I actually was thinking a very high end/boutique style hotel on that lot would be spectacular given its location and the fact that we have 0 high end hotels in downtown Omaha.

Hotel Deco? It's a 4 star hotel and is working to become a 5 star hotel.
