The Fitzgerald (17th and Cuming St)
Saw some work being done at 17th and cuming yesterday and today. There are two dumpsters out there and the boards were taken off of some of the windows and doors for a little while.

Agreed.. Cuming St has a huge stock of beautiful classic buildings!

Coyote, Aero Rooms was down the street, and was already torn down.

Looking at the address on the assessor's website (2702 Douglas), this is owned by Landmark Group. I expect this to be a rehab, just like the Anderson Building on 24th.

This building is apparently being renovated.

Really hope that first floor brick gets more closely matched to what's on the upper floor.

Also I was having trouble understanding the courtyard thing on Cuming. Does that mean they will build out a ways toward the street covering the sidewalk?

When I was in elementary school, my parent owned The Fitzgarald sometime in the 1960s to the 80s I believe. My father ran off with the money he got for the place. He actually ran off with everything his wife and children sacrificed for.

For a small building this little place has a lot of character. I really hope it stays and finely gets it's long awaited makeover.

The north downtown building is The Fitzgerald, a vacant former hotel and rooming house at 1624 Cuming St. Landmark Group plans to renovate the two-story, historic structure into 12 apartments.
Each apartment will have its own private courtyard. The 11 one-bedroom units are expected to rent for $950 a month, and a two-bedroom apartment would rent for $1,150.
The total cost would be $1.6 million. Landmark is seeking up to $212,000 in TIF.

It's great to see one of these hold buildings rehabbed. The private courtyards sound pretty nice; I wonder how they will work out?

According to the OWH, this project is still on.

Yes, thank you and welcome vramirez! We have waited a year for this update, so don't leave us in suspense ..... how many units? Is it open? If not when? What are the rents & features? Did you have to break in to get these pics or do you work there? People in this Forum rarely poke fun at a finished product (not true of renderings of course). Don't be shy tell us more.

I work for Paladino Development Group. There are 12 units and they are all one-bedrooms with heated garage parking next door to the East. We will be having an open house soon and everyone will be invited. We are excited about the building and to be part of all the great things happening in the neighborhood and to be part of the community in North Downtown. Rents will range from $900-1200 and the units range from 770sqft to 1,140sqft. Units facing the West will have a small private yard area. The back part of the building will have area for tenants to relax and enjoy some green space. The building has been fully renovated with modern appliances and features but still kept original historical charm.
