I keep saying it, but this project is so big for the city. So much office and residential along the riverfront. It almost seems like the Omaha side of the river was developed before the city learned what new urbanism was. The Iowa side of the bridge is going to be an awesome lively area, really hope this project can spill over the river and help more development over here.

As a council bluffs resident who lives on the west end, i am truly excited for this. It makes me happy to see us land a project like this and be part of the impending development boom in the metro. I am curious to see which businesses will inhabit the office space, and which businesses will be part of the retail/shops. I would also be curious to see when the 2 residential towers are scheduled to be erected and when they will start to presell or rent

This is such a fantastic project. When this gets done plus the park that is already there, that area will be such a great gateway for CB.
Have they done anything to improve the area to prevent additional flooding. That is the only concern I have for the area. I believe it's flooded in that area twice in the last 5 years.

The dry side of the levy hasn't actually flooded. In 2011 they were having problems with sand boils though. I am sure they have done thorough testing and going to modify the buildings as such.Greg S wrote:This is such a fantastic project. In my opinion this is the most important development in Omaha right now (pending what happens with lot B and the streetcar project) because it involves the riverfront and is probably the riskiest project in the metro area since Midtown Crossing. We currently have a world class river, a beautiful bridge spanning it that will be a focal point for the city for decades...and nothing else of note.
Here's to this development reaching its full potential and leading towards renewed efforts on the riverfront to take advantage of our most notable natural feature!

Still that is land that is flood prone and like Boyer Chute's federal overlords have determined, there is no reason to build anything there when 10 years from now, the next "500 year flood" will come and destroy it.
Good to see some interest in CB in developing western CB, but I would be very interested in knowing how they plan to divert the flood water.

Drove by the park yesterday. I thought that there was going to be construction ongoing just east of the park? Absolutely nothing is happening.

I am talking east of the dike, what portion of that area (east of the trail where the plans talked about for months now) are they marking out. It's a large lot it's actually larger than Lot B if you look from satellite. I'm curious if they are just doing everything at once or phasing.

After driving by it at lunch it appears the first markers are on the east part of the lot, actually where the baseball field used to be. The markers appeared in the area marked with the 4 (podium apts) and 5 (tuck-under apts), although I think the first part of development is going to be one of the office buildings which will house the Iowa West Foundation. I am pretty sure that the condo towers are a later phase to be developed. I wouldn't be surprised if this is a lot like Aksarben Village, which is being developed over a decade.

The new portion of the park, about two acres in size, will be located directly east of the park’s Great Lawn and on the dry side of the Missouri River levee. It will involve the creation of “unique play features” and a community hall, City Parks Director Larry Foster said.
Council members voted 4-1, with Al Ringgenberg in opposition, to approve the project.
The firm of Sasaki Associates will do design work on the play elements, water play features, a plaza, landscapring, a walkway and other amenities.
Alley Poyner Macchietto Architecture Inc. has been chosen for the design of the community hall, which will be available to rent for birthday parties, weddings and other gatherings, complete with large windows offering spacious views of the Great Lawn and downtown Omaha in the distance, Foster said. The building would also offer public restrooms.

I am part of the developing team on the park. It's going to be pretty cool; a great asset for Omaha and Council Bluffs.

Phase Two of the park is meant to be a more intimate setting. There are ideas of a small amphitheater, play grove with key play structures from an artist (non typical play), water and mist elements, and a large "porch" that overlooks Omaha. The building is to have a civic transparent conference room, public and private restrooms, as well as a grand staircase (one of the first elements you will see when exiting off of the pedestrian bridge) that leads to a rooftop. Idea of being raised up (even if it is just 15-18 ft), will give you views of the Missouri as well as the skyline.

MAC, River’s Edge Park projects move forward
The foundation awarded a $1 million grant to help fund the second phase of the Tom Hanafan River’s Edge Park.
“Phase II will be exceptionally nice,” Mayor Matt Walsh said. “It will put a signature on Tom Hanafan Park.”
The second phase is planned for two acres directly east of the Great Lawn on the dry side of the levee and will feature a water playground and a community building that can be rented for birthday parties, weddings and other gatherings.
The building will be designed with large windows offering spacious views of the Great Lawn and downtown Omaha in the distance, as well as having public restrooms, City Parks Director Larry Foster said.
A plaza, landscaping and a walkway are also planned, he said, while interactive public art is a possibility.
