Hoping for some retail space in the hotel portion too. They are in a prime location directly across the street from Slowdown.

I agree, but I'd rather live with it for a few years longer if what does end up replacing it is significant. If I had a choice between a 200 foot building to replace the red box in three years or a 400 foot building in seven years, I'd happily wait the seven years (assuming the architectural quality is similar between both hypothetical buildings.)Linkin5 wrote:The red box must die. Same here. However, I'm really hoping the Nebraska State Offices end up moving over to the Civic site. Bulldozing "the red box" (never heard that term for it before but it's great) would provide such a perfect spot for our next high-rise.

With Shamrock finally started, it looks like this was the tipping point. With The Yard now going to use, all we need is Lot B and North Downtown will be born.

So true....I am so excited with this announcement and the other two projects that will be starting in north downtown soon. No longer will we have to hear about how much better the area around Pinnacle Bank area is. Omaha is finally gaining some amazing momentum downtown. It is funny that everyone is mentioning that hopefully the State Office building should be replaced now that Kiewit is moving out. I was thinking the exact same thing. I think someone mentioned that maybe the state offices would move to the civic site. I think the building on 13th and Farnam would work great as more apartments. It is right on the edge of the Old Market, without actually being right in the middle of it. It is a little quieter but still having all the amenities close by as well as being located so closely to a bunch of major employers.
As far as the Yard development, I am really excited about the apartment building. All along, I have felt that is more of what the area needs. I am so glad that everything shifted away from condos. There are a ton of younger people that would love to live downtown but didn't want to be locked down by purchasing a condo. This will give them that opportunity. Also Kiewit choosing to stay in Omaha vs moving the training facility to Dallas or KC is huge. Says a lot for the city of Omaha. The current city leaders must be doing something right.

I wonder with the continued growth of housing and workspace downtown, when will we start to see a major grocery chain move downtown or is there the possibility of a national retail or department store locating near downtown or north downtown? I have seen a mention of an urban Walmart store working and I can totally see that happening.

It's a few years away but the Civic site has a space for a grocer.

I think an urban two-story Super Target would be a perfect fit for DTO. ....as others have mentioned. That way, there would be more than just groceries offered. I'm not a fan of WalMart, but haven't been in their scaled-down urban-type stores.

The apartments remind me of the adjacent TipTop apartments. Is there a plan for the space on the west side of the block bordering 15th St?

It's a small detail but it's kind of neat how they pushed the windows so close to the roof.

The hotel will be 5-6 stories, with he flagship being announced in 90 days, ground breaking next spring.

That I do not know, I presume so though, since it appears that Kiewit pulled the first strings. For over a year they have wanted to find a location to better KU's programs. Noddle and the Chamber got them interested in NewStreet's location, being close to Creighton and Gallup. I just have to wonder how many collaborative programs could be executed now.... So after Kiewit pulled the string, NewStreet decided it was time to plan their 110 apartment project with retail along 14th St. 90 first floor parking with a second floor (6k sq ft?) deck overlooking KU and Downtown. I hear it will have 10k sa ft of amenities inside also.

From what I am hearing... Companies are hearing loudly about Omaha's developments. Hotels are now asking to come, we are not seeking them.

I almost forgot all about this project. According to the old story in the paper, construction was expected to start this fall, so it should be progressing soon.

AC Hotel. This is a project going up in ATL that fits the scale.
Aloft in OKC.
Canopy by Hilton would be cool too, but their scale for the most part rules out this site.
