QT / Arby's on 72 and Hickory

Post by Brad »

QT / Arby's on 72 and Hickory

On Sept 30th, 2015, QT purchased the old Arby's on 72 and Hickory for $1,150,000.00. This it the lot immediately south of their current QT Store at that intersection.

Keep your eyes on the planning board agenda for a new, larger QT coming soon.

Wow. The QT that is there does not seem small. Wonder how much bigger the new one will be? I imagine it will be fairy significant with the investment they made by purchasing the additional land.

With UNO and College of St Mary being right there, along with all the businesses in Aksarben Village, they could make a decent profit by having their expanding kitchen.

I'll bet they'll just expand their parking and possibly add a car wash...and maybe a few more bays of gas pumps. That place is really busy though...kind of like the O'hare of QT's. Maybe they will expand their food offerings too...you guys could be right. It can be a nightmare getting in and out of there around lunchtime.

I am sure the whole layout will be better. Good to get rid of that Arby's building. It is looking pretty sad.

Yeah I was wondering what was going to go in there since they closed that location. That land had to be desirable.

Maybe they are just going to sit on the lot and keep a Bucky's or competing chain from building there. They are really the only gas station/convenience store on 72nd, North of the Interstate for quite a ways aside from a couple dumps on tiny lots around 72nd and Pacific. QuikTrip tested car washes a few years ago, but they abandoned any pursuit of that venture.

I've never seen a QT with a car wash. Do they have them in other locations?

They tested car washes out as a concept a few years ago, but sold them in 2010: http://www.kansas.com/news/business/article1019645.html

When I worked at Fantasy's off of 180th and Center in college ten years ago, it was rumored that QuikTrip wanted to build a location with a tunnel wash near by. The owner supposedly paid Lanoha, or whoever owned the surrounding undeveloped land, a bunch of money or something to keep them away.

Hopefully they build it like the newer one in Des Moines off 22nd and I-235. It has a huge fountain drink selection. :)

I thought they might have a concept that would include a car wash. But I don't remember ever seeing one locally. I guess QT is geared more toward being a convenience store that sells a lot of gas, rather than an auto-centric business. Could have sworn the QT at NW Radial/SaddleCreek & Hamilton had a car wash behind it.

Sounds like they're mostly just going to improve the traffic flow at the 72nd & Hickroy one by changing the layout, increase the store size and add more pumps, utilizing the added property from the former Arby's.

OK, yep, been there. Right on 435 when you go from KC to Overland Park. Very nice and large. Thanks.

Way off topic now, but speaking of big gas stations. There is a Buc ee's outside of Houston that is ridiculous.

A little off topic, but Quiktrip recently bought the old Stockyards Movie 8 at 32nd and L (5.5 acres), and have submitted a Site Plan to the Planning Department.

Theyve been slowly working on a site plan for months. I assume at some point they will actually get a permit.

Not sure this was related but there was a semi with a huge tank (gas tank?) parked in the parking lot where Parkers Smokehouse used to be at 74th & Pacific at the same time.

Gas tank is no longer in Parkers parking lot, but my husband said that south of the QT gas station on 72nd across from St. Mary's is in the process of building a new station. They have removed what was a Wendys and dug a big hole with a sign about a new QT. He said the whole was big enough for 4-5 gas tanks and there were 2 gas tanks setting there. I assume that's where the one from Parkers went.

Pulled up to a pump today, didn't work. After I filed up at a different pump told the guy working the first pump was broke. He said "everything around here is breaking. It's like the buding knows it's about to be torn down". Asked him when that was going to happen. He said sometime between the end of January and the beginning of April.

These gas station tear down and rebuilds typically take six months or less.

I love QT's. And, I love the new Bucky's. And, I "love me some" Arby's, too...
I can get pushed out because I'm "too much" for some. Then, an observer of me comes suddenly swooping in to "fill my shoes." People are always more accepting of the new one, because their feathers aren't truly ruffled by them. (Yawn) I can count on it every time.

Noticed that the new canopy for the gas pumps has been installed on the old Arby's property. Anyone know if they are going to demo the current QT building or just renovate it?

Demo. New building will be closer to 72nd Street with the driveway behind the building. It was still open on Saturday (day before they closed) but it was almost empty.
