To play devil's advocate, would this hotel have been built somewhere in the KC metro without the streetcar? Did the streetcar merely cannibalize hotels/restaurants/etc in other areas?
It's important when evaluating the financial impact of a project like a streetcar to look at the incremental development it brings along. Not to derail this thread too much, but Omaha needs to be certain that the streetcar will spur additional investment, not just take development away from other neighborhoods or take credit for development that would have occurred anyway.

The developer continues to acquire land in that area. The parking lot where this would go is obligated to a neighboring apartment building and he isn't allowed to purchases spaces in the new garage close by.
