The steel is going up for the next building north of JCP, should hear very soon who the tenant will be.

This past week the shopping center's sign along I-80/29 went up, with JCP headlining the list of stores at top, then a space about half as big below that, with another 4 or 5 slightly smaller signs and another 4 signs half again as big - no other store names posted up there, although work is proceeding on sites other than the JCP store.

JCP is now promoting March 8, 2008 as their grand opening for their new store, so they must be pretty confident of meeting that original March 2 completion date.

Bluffs has business boom
. . . In April, it was announced that the land which sits along the east side of South 24 Street, off of Interstate 80 was being developed for another new shopping plaza.

Marketplace is the name of the shopping plaza, where JC Penney will open a new store in March.

JC Penney is the only anchor store on the 49-acre development.

The store will span 104,175 square feet, which is double the size of the current store at Mall of the Bluffs. Following the opening at Marketplace, JC Penney at Mall of the Bluffs will close its doors. . .

A shoe store will also occupy space at Marketplace, but this time it's Evansville, Ind.-based Shoe Carnival. . . .

That will be a 10,206-square-foot store.

More stores at Marketplace are scheduled to be announced in the future. They include nationally known women's clothing stores and eating establishments. . .

Total area of occupied space for the $29 million development will be 389,700 square feet.

JCPenney brings European-based beauty to C.B.
Among the many improvements planned for the JCPenney Co. store under construction is the highly coveted access to Sephora cosmetics and beauty professionals. . . .

Presently, the 200-plus brands of skin care and beauty products Sephora carries are available online, at Jordan Creek Town Center in West Des Moines or Shadow Lake Towne Center in Papillion, Neb.

The grand opening of JCPenney, 3333 Marketplace Drive, on Friday, March 7, will bring the second Sephora store in Iowa and professional beauty consultants with it. . . .

Lyons said the store should be open to shoppers a few days before the grand opening in order to "iron out the kinks."

The Mall of the Bluffs location is expected to close Saturday, Feb. 23, whether the extreme clearance event cleans out the store or not.

"The store will start with all fresh merchandise when it opens," Lyons said.

The 104,175-square-foot store will be stuffed with name-brand and store-brand products within a few weeks, once the finishing touches have been put on the new structure.

On loopnet, the site plans shows 2nd and 3rd phase on the west side of 24th street north of the South Omaha Bridge Road.

Good news there, that will really fill in that S. 24th Street corridor south of I-80.  I just hope that the recently widened street and soon-to-be widened bridge and the new interchange are going to be able to handle all the traffic.

The new JCP store will have their "soft" opening on March 1, so they'll be open a week before the Grand Opening.  Looks like their store closing sale at MOTB was a success, sold everything.

I'm just hoping they don't put the post office into that location; i think that doing things like that is what killed the old mall.  Surely they could get someone else to fill in there and target?

Loopnet now has Michaels, Books-A-Million, Justice, Deb Shops, Christopher and Banks and C.J. Banks listed as future shops. Shopko opening spring 2009.

JC Penney ready for shoppers Saturday
The new JC Penney Co. store at 333 Marketplace Drive will be open to shoppers Saturday, with a grand opening ceremony planned for the morning of Friday, March 7.

"It's really kind of a dry run to work out the kinks," said Tim Lyons, spokesperson for JC Penney. "It will be open this Saturday for shopping." . . .

Actually, I was there. I just coincidentally happened to be in that area and dropped in. It looked like about everything in the place was marked down, and even one that wasn't marked down came up lower at check-out. I got a new top and a few other things and browsed a while.

It looks to me like it's a clone of the new(er) JCP out in Papillion, although I don't go there that often and don't know it that well. Everything seems to be in approximately the same place, most notably that huge Sephora area right in line of sight as you walk in.

There was really a good crowd, particularly for a soft opening.

There are a bunch of vacant smaller shops off to the side, and when these fill in, I can see this area taking off.

I haven't been to the Papillion JCP store yet, but I would imagine they are very similar, certainly much nicer than the other JCP stores in the metro.  Did a little shopping there this weekend as well, I noticed that they still have some trim work and lights and what-not that need to be finished up installation-wise, but otherwise looking very nice.  I agree, this will be one nice shopping area once complete, I just hope that the work on S. 24th St. will finish up before they get too many more stores open, otherwise there's going to be a lot of aggravated shoppers in the area.

Magnum's doing a nice job in attracting tenants, good to see.

From today's OWH Business Section:
The J.C. Penney that opened Saturday at the Marketplace in Council Bluffs has the area's first American Living clothing concept shop.

Although all J.C. Penney stores will carry the American Living line, the Council Bluffs "concept shop" is a store-within-a-store layout, which was also used by Penney's locally when it incorporated a Sephora into its Papillion store in 2007.

The Council Bluffs Penney's also has a Sephora.

All Penney's stores opening this year will have the same design, and the American Living "stores" will average about 4,500 square feet, a corporate spokesperson said.

JC Penney holds grand opening
Open for nearly a week, JC Penney, 3333 Marketplace Drive, made it "official" by holding their grand opening Friday morning.

New Shopko design targets 'mom'
When Shopko - with a lower-case "k" - opens its store at the Marketplace in Council Bluffs in March 2009, customers can expect a different shopping experience, according to Shopko officials and the company that spearheaded the redesign. . .

The new store is designed to "play to the mom," in Shafley's words, the female customer who has a family. It helps Shopko emphasize a few areas of its business, including apparel, shoes, and housewares.

"The mom" has been a Shopko target in the past, said Jane Van Auken, the chain's vice president of store planning and design, "but it's been a little bit more defined in the past couple of years."

She pointed to a mother with a couple of kids, typically in the 35-to-55 age range, as the model. . . .

And why lose the upper-case K?

"I think the K was seen as a very masculine, hard element to the logo, and the feeling was if we were going to feminize this brand, we wanted to emphasize the 'Shop' and de-emphasize the 'Ko,'" Shafley said.

Shoe Carnival arrives at The Marketplace
Shoe Carnival opened a new, 10,000-square-foot store at The Marketplace this week - just in time for the Iowa Sales Tax Holiday. . . .

The shoestore at 3271 Marketplace Drive had a "soft opening" July 26, and is holding its grand opening today and Saturday, according to Deb Ash, director of development at Magnum Development Corp. in Omaha, which is developing The Marketplace. . . .
and another MOTB store about to be "moved"...

This'll give PetSmart at Metro Crossing a leg up on the competition...

Petco opening delayed until February 2009
Four-footed friends will have to wait a while before moving into a local business.

Petco's opening has been postponed until February 2009 because of delays in construction, a spokesman said this week.

The 15,000-square-foot store is currently under construction at The Marketplace, located just south of Interstate 80/29 off South 24th Street.

The local store will carry birds, hamsters ferrets, fresh- and saltwater fish, chinchillas, rats and mice - and perhaps other critters, depending on demand, said Ryan May, a spokesman for Petco. . . .

The business will be built according to a relatively new Petco design, May said. A main racetrack-like aisle will run through the entire store, with well-marked entrances to each department along the way. . . .

FWIW, they are offering 6 months free rent for the store fronts by MAC.  Must be pretty expensive for the rest of the year if no one is signing a lease for the space.

I think they've been offering that for most of the year so far.

Shopko construction has been coming along nicely, looks like they are on, or even ahead of, schedule.  In the last couple days, they hoisted the new large Shopko sign on the 'The Marketplace' pylon, right below JCP.

Shopko is very close to opening, Petco will be opening this weekend (while Petsmart at Metro Crossing has sat completed and unfurnished for 3 months now).

More stores about to open at Marketplace
Business is really picking up at the Marketplace, one of two new shopping centers in Council Bluffs.

One store, Petco, will hold ribbon-cutting ceremonies Saturday at 8:55 a.m., while two other retailers, including the city's first Shopko, will open in a matter of weeks. . . .

. . . and while Petco will hold grand opening ceremonies this weekend, it actually opened on Feb. 2, store officials said.

The 80,000-square-foot Shopko store, on the far north end of the center, will open Feb. 27, while Deb Shops, a trendy clothing store for young women, is expected to open March 26. . . .

The stores already open are doing better than expected, she added.

"J.C. Penney is doing really well," Ash said. . . .

Though its not totally set in stone, the opening of the Shopko store is scheduled at the moment for Feb. 27 with grand opening ceremonies later on . . .

Between the months of April and September, a 20,000-square-foot tent will be outside for lawn and garden products, she said. . . .

The Deb Shops, which will occupy 7,500-square-feet of space, features trendy, moderately priced fashions for young women, she said.

Shopko opened up last week as promised, grand opening this morning, definitely a new look for them compared to the other Shopko stores in the metro.

A new option for area shoppers officially opened its doors this morning as hundreds gathered at The Marketplace to welcome the first-ever Shopko store in Council Bluffs. . . .

The city's newest shopping addition is located on South 24th Street just south of Interstate 29/80, and will offer a wide variety of family and home items, plus a pharmacy and an optical department, store officials said. A walk-in medical clinic to treat basic needs like cold symptoms or to get a flu shot will come on board later. The store also has wider aisles and improved lighting. . . .

Opening-Day Crowd: Customers buy into new look of Shopko
. . . Shopko Chief Executive Mike MacDonald welcomed customers.

"I'm really pleased to be here," said MacDonald, who is based in Green Bay, Wis. "What you'll notice when you visit this store is that we've changed pretty dramatically from what you've seen in our nearby stores in Omaha." . . .

People like it because the colors are softer, the store is brighter, and it's easier to see the merchandise, MacDonald said.

"Frankly, it's designed more to appeal to a female customer than a male customer," he said.

MacDonald said that was intentional, because 72 percent of the company's customers are female, and "they influence about 100 percent of the transactions." . . .

Council Bluffs Mayor Tom Hanafan said the store could attract shoppers from western Iowa who are an equal distance from Council Bluffs and from Des Moines.

Having stores and other attractions is an opportunity to draw Iowans who live outside the Council Bluffs area, he said.

"That's good for the metro area, because not only are they going to stop here, they may go into Omaha to do some things," Hanafan said. "To keep them in this region makes a big difference." . . .

Culver’s will open in Marketplace
Culver’s is coming to Council Bluffs.

The casual family restaurant with its signature ButterBurger and premium frozen custard plans to open a location in the Marketplace Shopping Center, a company spokesman said.

“We plan to open up either in winter or early spring,” said Marketing Director Tom Goldsmith.

The 4,000-square-foot restaurant will be located in front of the Shopko store in its own free-standing building, he said. . . .

Culver’s selected that area to build because it’s becoming such a busy place with the shopping center and all the activities in the nearby Council Bluffs Recreation Center, Goldsmith said. . . .
