Bluestone is planning a new Brownstone development west of its Towns at Little Italy.

The plan has already been approved by the city.

The design of the building will be a pretty close copy of one of Pappageorge Hayme's Chicago brownstone projects. Pappageorge Haymes is the architecture firm that Bluestone worked with on both SoMa and the Towns.

More details to come.

So where's this going?

I looked at Google maps and couldn't find any area other than the Angie's/Lucky 10-0-1 parking lot that could fit brownstones (at least my definition thereof). So it's either there, a bunch of bulldozing (maybe in the block immediately west of the Towns) or we're talking about one half block on a corner that would make a bunch of brownstones look totally out of place [cough]giovanna[/cough].

I'm thinkin it's the bulldozer option for the block to the west. It's half empty now.

Everything on that block from this parcel east is owned by Bluestone. I'm guessing it was to be more Little Italy Towns but they want to switch it up and offer a different product.

This one is much less dense than to the east. House facing north with garage facing south as opposed to two units in that same space.

Omaha NEEDS true townhouses, that would be great.

The Rows at RoMa come close, but I'd prefer something larger and more traditional looking, like you'd see in New York or Lincoln Park Chicago.

I'm still waiting to hear more, but my source tells me that the Pappageorge Haymes development in Chicago that this project will be modeled after is in Bucktown. the only townhouse project on the architect's web site that mentions that it is located in Bucktown is called Park Terrace.

Go to the architects web site and you can find Park Terrace under the Townhome section.

It's definitely a great looking, historic-inspired design. If the new Bluestone development were modeled after this, I would be happy.

This is not confirmed, but I just wanted to let you guys know what I found out, though not significant.

Thanks for the info. This is the same company that designed both the Rows at SoMa and the Towns of Little Italy

Thanks for posting those photos. Its not what I was thinking of for Brownstones, but they look great. It makes me wish there was more room for that kind of development.

I would really love to see this happen. Combined with the Towns and the Giovanna, Little Italy would become an extremely unique and hip area to live in. Omaha needs more living options like these.

I wish they would have built houses like this north of downtown rather than the surburban single family homes that are there now.

Not sure what they were basing their opinion off of... But not what I was thinking of either. I just got done watching "This Old House" renovate a Brooklyn Brownstone. They were called Brownstones because of their large brown sandstone blocks.
Brownstone is a brown Triassic sandstone which was once a popular building material. The term is also understood to be a terraced house (rowhouse) clad in this material.
With that said... I do like the modern interpretation shown in the photos above.

That's what I think of as a "brownstone", and back east, yes, the typical brownstone is an attached house or rowhouse.

Those pictured above are attached, but brick, or most likely brick veneer.

An example of a detached brownstone would be the Chicago Chop House in Chicago. It's not a rowhouse, but they refer to it as a "restored brownstone" because it is in fact made of brownstone.

This development is talked about and featured in the rendering of this OWH article about the 10th Street corridor design and renovation plan.

Bluestone Development, one of downtown's leading developers, has plans before the City Council to build 12 row houses at Eighth and Pacific Streets. That would sit next door to Bluestone's townhouse project built on the site of the original Caniglia's restaurant.
There was a MUCH bigger photo in the print edition, but these brownstones/townhomes are what is shown in the bottom left of the conceptual drawing of 10th and Pacific Sts.

For this development to already be before the City Council, I'm surprised we haven't had a formal announcement with renderings.

And while pulling up this graphic on google maps I became aware of some other plans for 10th Street (LOL! Huh?!)

Say, isn't this also close by to where that anomalous street was as well? (what was the name?) Perhaps this is the 'bermuda triangle' of geodetic data.

Haha. That's a good goof to find.

I've found that there tend to be quite a few inaccuracies if you really look close. For instance, just glancing at the Downtown area on Google Maps, I found that it still says "Parkfair Shopping Mall", it still calls the Rose "Astro Theater", and UNMC is apparently right across from the Civic Auditorium at 19th and Capitol Ave.

And I don't see it anymore, but there used to be a spot right in the heart of the CBD that said "Primetime Medical Center for Men" or something to that effect, and I was always like, "what the heck is that?" Anyway, I don't see it anymore.

Really? Because it looks like they're really close to 10th St. between 9th and 10th.

8th would pretty much be in the current "Townes" development.
