Vince, thank you for that amazing, thorough report, and thanks for your active involvement!

Big E, I was thinking the same thing about mentioning this at the Downtown meeting*.

i.e. We can't just always be looking for that giant project that takes up an entire block. There needs to be stronger zoning in place that makes it much easier to "subdivide" blocks into quarters or even smaller sections. The Saddle Creek development is a great example of this, and jLofts is a pretty good example of infill (utilizing available space on an already partially occupied block).

*Maybe those who plan to attend should arrange a little get-together sometime before hand to go over what we want to discuss, so that it can be a little more organized and coherent and so we don't all end up needlessly echoing the same points. We can have a couple key people touch on points, that we all support by being there and vocalizing our agreement.

In looking at this study/plan more in depth, I like a LOT of what I see, but I see some recommendations that are not a move in the right direction, like the seemingly excessive focus on surface parking lots, which is inappropriate for the neighborhood. It's the standard "two steps forward, one step back" model of progress that Omaha always seems to fall into.

i hope it works out; it will be good for Omaha to have good neighborhoods to accent all the big developments.

Not sure if someone has talked about it yet, but what is the deal with those apartment buildings on Leavenworth and Park Ave that have been sitting vacant for years and looks to be falling apart. They would look great if restored.

I saw this a couple weeks ago. I don't think it's been mentioned yet on here.

I don't know the name of this building but it's at 1040 South 29th St (2 blocks south of Leavenworth).

Anyone know any details on it?

That has potential. Lets hope they don't chop it up in to a bunch of little condos and destroy a historic building in the process.

I'm fairly certain it began life as a bunch of smaller residences (notice the three front doors), as did the majority of those huge mansion-esque buildings in that neighborhood. It was just a style of building. Rather than make an apartment complex look like a big block, they would make it look like a huge house.

Ah memories of growing up in the hood. I remember this building very well. It is in fact already separated into smaller apartments. I remember being there one night in the early-mid 90's and my mom was looking for one of her crack head friends that lived there. We got to wait in the car while she beat on the door while this homeless guy stood there yelling about how he saw Jesus up the street at the gas station. Good times.

I'm curious to see what the condos look like now.

Jesus sucks as a neighbor. Some church bought a building by us for low income housing and they have a bunch of trash filled carts out there. I'm going to have to be the old lady that calls the city on them all the time.

I have a neighbor that does that all the time. Not on be because I keep my property tight, however he calls on the other neighbors all the time. If you don't move you car, don't mow the grass, etc... I don't really blame him, it bothers me when people just don't give a |expletive|.

Affordable housing can be hard to find but one organization is not only opening two new options in Omaha, but creating a community with it.

Its kind of ironic that Omaha will throw 60k to demo a building but not offer 60k in incentives to rehab it.

Of course incentives like that would actually help mom and pop landlords and not the corporate ones that get millions in TIFF every year to put up bland boxes in midtown

I wish I knew which building it is. I can't find anything on the corner of Park Avenue and Pacific that looks like a 4 unit apartment building.

If you look in street view it has brand new windows installed and it was taken in 2024.
What a |expletive| joke, 2 of the other corner buildings look like they’re collapsing. How dare Omaha keep a building that looks halfway decent? Just like the old hospital building on Park Ave tear it down and throw up a 5 story |expletive| box like Spaces that’s already aging like a fine milk on the inside. Heaven forbid these |expletive| doctors or remote workers can’t spend 1.2k a month for an open concept studio. Let’s throw up a “trendy” name too, how about we call it Bloom or another 1 word name to make this brand new generic shitholes “unique”? That’ll attract some millennials to price out people who live here and have actual hard working blue collar and retail jobs!

If you go back in time in Google maps, it looks like the building was rehabbed in 2019, and the doors that led to the decks were partially boarded up. I'd be interested to know exactly what is wrong with the building.
