Agreed. It even looks kind of unwelcoming with the buildings turning their back to the parking and I-80. I think they're missing the mark not having a "main-street" type drive with a little parking w/ landscaping in front of the shops. It would be perceived to be a little safer at night that way too, in my opinion. Not that Villiage Pointe is anything fantastic, but I think it is more welcoming.
He said "They are some big, ugly red brick buildings"

It looks like the Nebraska Crossing redevelopment is a go. From the OWH today it sounds like the mall as redeveloped is 60% leased with announcements spread across the summer. 30 brands / stores that are new to the area are signed or in negotiations. Completed in fall of 2013.

New to the mall store commitments announced now include
  • Banana Republic
    Brooks Brothers
    Chico's
    Gap
    Lane Bryant
    White House Black Market

Developers planning to revamp the Nebraska Crossing outlet mall in Gretna said Thursday that they have enough committed retailers to move forward with a plan to turn the struggling center into a high-tech destination shopping experience.

Banana Republic, Brooks Brothers, Chico's, Gap, Lane Bryant and White House Black Market all have committed to opening at the Nebraska Crossing Outlets in the fall of 2013, said developers Rod Yates of OTB Destination, based in Park City, Utah, and Frank Krejci of Omaha's Century Development

Yates said more than 60 percent of the 325,000- square-foot outlet mall at the intersection of Interstate 80 and Nebraska Highways 6 and 31 will be spoken for when construction begins later this year. About 40,000 square feet will be leased by existing tenants, which include Carter's and OshKosh.


So did Nebraska Crossing Outlets oust the proposed Outlets at Southport West by landing major outlet brands first?

There's no way of telling just yet.

I can't for the life of me figure out why any retailer would consider the Gretna location better than LaVista. Nebraska Crossing failed miserably the first time, I don't see this time being any different. It's just too far away.

Outlets want to be further out. Many retailers can not sell their outlet stuff within so many miles of where their regular stuff is. The Gretna location has an advantage in that regard.

Nebraska Crossing is a comparable distance from the main metro compared to many successfully outlet facilities across the country. The failure had much more to do with how it was managed, or mismanaged that the location IMO

ANyone here anything pro or con about progress of NEbraska Crossing? The OWH sotry / press release was two months ago. Nothing stated since. What has been happining is that stores contine to close to empty out space. A couple of the ones that have closed in the last few weeks have signs that say " see you after the remodel" From what I hear locally there is at least one and probably two that are closing at the end of July. There will not be much left. I drive through on my way by every two weeks or so to see if anything is happening.

You would think that if they were going to start that the summer constuction season would be golden. IF they are not starting but still planning on it they need to update / replace their banners around the place with the redevlopment info. They have been up long enough that that are worn enough that they have no credibility. If the place was dead before I don't know how to describe it now.

Looks like American Eagle is putting a store at the Nebraska Crossing outlet mall in Gretna.

The retailer is advertising online for a store manager.

The mall is supposed to be getting a multi-million dollar facelift, and back in the spring the owners announced they had signed up a half dozen new tenants and expected to sign up more. American Eagle was not one of the names announced at that time.

A couple of more placed have closed recently. Kitchen Collection is one of them and they have signs in thier window that aslo say "see you after the remodel" L'eggs / Hanes has a closing date in thier window but is still open. There are a couple others that I have heard are closing by OCt 1 but I will not name them in case it is not correct.

Not much left open out there in a lot of respects.

And I know the reception hall/caterer that was tucked in the corner has relocated off the property, too. The owner of The Atrium (my husband & I actually had our wedding reception there) has moved out to a place at 132nd & Hwy 370 and is trying to give it a go out there because his lease was bought out.

When I drove by earlier this week, there seemed to be a large banner down by the Dove Auto area that had future plans. But, that was from the interstate and in all reality could've been a bunch of cr4p.

There are three or four of them there. Problem is that they have been up for at least a year and are really showing their age. If they are ment to get their customers or potential partners excited they no longer serve tht purpose.

Not much left open out there in a lot of respects.
I stopped by one of the remaining stores (Van Heusen) yesterday. They confirmed for me that all stores have to be closed and moved out by November 1, to allow for construction to begin.

Heard the following this weekend:

-All tenants still in place were given 90 day notices to vacate a couple months back. Entire property will be vacant Nov 1.

-The entire center will be torn down and a new one 350,000 square feet (I believe is what I heard) will be built.

-60% preleased so far. By preleased I mean signed and committed, not verbal.

-Expected to open around Thanksgiving of next year or right before the holiday shopping season.

Take that for what its worth.

Who knows what is true but nothing I have hard or seen indicates that they will tear it down. The fact tht it exists has been a selling point as an advantage. Now everything I have heard says it will be empty roomer empty and the existing structure will be redone. Who knows though other than it looks like something is finally about to happen.

Am I the only one to find this development as a waste of time? I just don't see this doing very well... but we will see.

If they do it right it will be successfull. The past owners of the property have not so we will see as you said. The location and the plan that they have announced follow the templet of location and store mix that has been very successfull in other parts of the country near metro areas.

Exactly bugeater, it has everything to do with the stores they get and marketing. This could end up being a huge success.

We hit the |expletive| out of outlet malls this summer in Minneapolis, Wisconsin Dells and Iowa and got a ton of great name brand clothes for cheap. Given their location, they SHOULD have an easier time landing those tenants than in LaVista.

But that's the whole point of outlet malls. They are supposed to be more of a destination than a middle-of-the-city shopping center. What makes them a destination is the stores there that sell directly from the manufacturers. And in order to get these stores, you need to be far enough away from stores that sell their products at full price. And in order to be far enough away from these stores, they need to be away from population centers. Why NC failed before was because of poor management who lost all these stores that made it a destination.

This location failed before because their biggest draw was a Bugle Boy Store.

Their selection was poor and it went into a downward spiral. An outlet mall cannot make it only with shops that sell the floor-sweepings!

If they have two or so big names and a good handful of supporting character actors :) it could really take off. :)

If they do this correctly and it follows the patten of other outlets located just outside a metro area you will be in the minority. Ever been to the one in Williamsberg Iowa for just one example.

Unfortunately, you ignored the second part of the post. Most stores won't/can't build in the middle of the city because of business relationships with retailers selling their product at full retail price.
So billion dollar, national developer Cordish, in proposing an outlet mall at Southport... didn't do their research??

I think our suburbs collectively dropped the ball here. Imagine having the La Vista Conference Center, Cabela's, Werner Park and an outlet mall in the same area. Instead of getting our version of KC Legends we got a disjointed spattering of places that could of supported each other in better locations.

To that point, you think some national developer out of Baltimore knows more about what will or will not work in Omaha than Frank Krecji?

I have actually been to the outlet in Williamsburg. I lived in eastern Iowa for the past 3 yrs and no one under the age of 40 would go there on a regular basis. There is nothing to do there besides shopping. At Christmas it would be full but there is no entertainment option like the Southport development has proposed.

See, that's why I like the Southport plan better. But I just don't think the location is viable for an outlet mall.

Williamsburg is also a *LOT* further from big populations than Gretna is. You can get from anywhere in Omaha to Nebraska Crossing in 30 minutes or less. Even Lincoln isn only 45 minutes. Williamsburg is 90 minutes from Des Moines. (yes, about 30-40 from Iowa City, but clearly that's a lot smaller population.)

That has been the main purpose of all the outlet malls I have been to. People came to shop not be entertained... well some see shopping as a type of entertainment :D
