Lack of housing lease options for Baby Boomers

I wrote a similar request in the Omaha World-Herald Public Pulse and feel it bears repeating, as nothing has changed regarding housing lease options for Baby Boomers in Omaha.
I am still hopeful that Omaha developers will soon answer the unmet demand for single-story town homes, garden cottages and duplexes for Baby Boomers to lease at affordable rates, and create a Life Plan Community for Boomers to live the life of their own choosing ---that includes variable housing options.
I am hopeful too, that Omaha developers will finally think outside of the high-rise box as the only housing option. Please research other city solutions such as Portland Oregon's Rose Villa Estates, https://www.rosevilla.org/

Why do boomers in particular require special housing lease options that others wouldn't take advantage of?

I am not sure exactly what the special housing lease options would be but they could make the area a 55+ neighborhood.

My current Mista Land Lawd (C-I-L-L) :) says that he prefers renting to "more mature" adults, saying that we are more likely to pay on time and don't trash the properties like they younger ones may be likely to do.

I believe the topic is about housing types for different age demographics. Older people generally move into ranches (no stairs) into neighborhoods with all yard/sidewalk/driveway maintenance done for them.

Have you looked at the Heartwood Preserve development? It is supposed to have exactly what you are asking for. Of course nothing is set in stone and it could all change (like they did with Aksarben). It is supposed to be similar to the Stapleton development in Denver. Townhomes, rowhouses, and detached homes.

The marketing I have seen so far for Heartwood Preserve Senior Living, shows it's the same as all the other Senior "Communities" in Omaha; An overpriced apartment building. Difference is only that it would be surrounded by other amenities such as grocery stores, etc. I had heard, that the monthly rental is $4000. and that is not including the garage, which is unattached, & frankly, impractical. My quest, and I believe many other boomer's quest is for one-level, free-standing cottages, or town homes, with yard & home maintenance, with affordable Rent options.

I think you're getting confused a bit. I'm not talking about the "old folks home". I'm talking about all of the residential in the development. It is/was supposed to be mostly "one-level, free-standing cottages, or town homes". Just like Stapleton in Denver.

Noddle has been known to change their plans though. They certainly changed the plan on Aksarben. I emailed them a long time ago about their options for Boys Town (after they already published a 100+ page detailed plan for the residential) and was told that it's all subject to change.

My MIL just moved back into a 55+ community which are one level single family homes. No buy in, you purchase the home like any other single family home. She absolutely will not move into an apartment building. She lives in Nashville. We looked all over Omaha for a similar setup for her and the only one we found was out at Village Point, but the "villas" are few and the waiting list is long. Seems like an untapped market. A lot of 55+ aren't ready for the old folks home, but want to downsize to one level, have outdoor maintenance, maintain a semblance of single family living in a 55+ community, and own their home.

Yeah, Omaha definitely doesn't have that. I've stayed in one of those developments before (in Indiana), they look a bit odd, but they serve their purpose very well.

What are your opinions on the cities in this metro supporting more accessory dwelling units (like spare houses in the backyard, tiny houses, grandma flats, apartments over garages) in addition to scaling down some of the apartment blocks that are being built all over Midtown? With an increase in housing variations and building in existing urban areas we can keep more of our older generations in the same neighborhoods and hopefully keep prices reasonable.

I made a move a couple of months ago into a 55+ neighborhood in the Tampa area. My house is a one level villa, 2/2 and about 1100 sq ft. I don’t have to worry about yard, roof or painting the outside. In my development there are villas, patio homes and regular size houses - all one level.

I looked at a few different 55+ Developments but this one had one criteria the others didn’t .... 15 minutes to the grandkids. :D
