I have heard from a couple developers that the city hopes to build an office tower and/or a residential highrise but want to see how things go for those same components in the Capitol District and ConAgra development.Omahacritic wrote: Thu Jun 18, 2020 10:22 pmOr nothing but concrete?Omaha Cowboy wrote: Thu Jun 18, 2020 11:28 am There are no plans that I know of for the W Dale Clark library.. This is definitely one of the loosely developed ideas which has been tossed around for the library site. I’d love to see it happen.. The additional “rumor” was to then move the Library to the Civic auditorium site as part of a mixed use development there..Doctor Fate wrote: Thu Jun 18, 2020 11:22 pm I have heard from a couple developers that the city hopes to build an office tower and/or a residential highrise but want to see how things go for those same components in the Capitol District and ConAgra development.
I’d think once we get through to the other side of the pandemic, it’ll be interesting to see what takes shape.. That’s for sure...

Looks like they a little ahead of schedule with demo and grading, landscaping/amenities to begin early third quarter (July) . Dozens of RFB packages went out over the past few months and more issued this last week. Everything from specialty soils, irrigation, platforms, water features, pavilions & performance spaces etc. Heins lighting & electrical has been installing initial electrical this past week. Looking forward to watching it all come together.

Brutalism is making a comeback and has many current fans, the library and police headquarters are the best examples I can think of downtown, it would be a shame to lose them.Louie wrote: Thu Jun 18, 2020 9:46 am The library was built in the time of brutalism. That style didn't age well at all. The World Herald Building and Federal Building have bits of that influence, too.
Instead of tearing down the library I'd love to see three 6-10 story buildings built on the site immediately east.

This is excellent news and it looks like they’re working on staying ahead of the project guidelines.. Thanks for that feedback and update.. The GLM component of this plan will clean up nicely and I too, am looking forward to seeing it all come together. This Riverfront project, in its totality, will be a game changer and enhancement to the downtown core...ItsAllAboutMe wrote: Fri Jun 19, 2020 7:14 amOmaha Cowboy wrote: Wed Jun 17, 2020 7:51 pmI think it will clean up just fine..Cermak wrote: Wed Jun 17, 2020 5:24 pm Just drove by today, still a dust bowl. I’m torn on this. While I like some of the blocky, concrete Brutalism style buildings, I’d like to especially see our downtown have some variety when newer construction springs up. I always appreciate a nice mix of styles in architecture...HR Paperstacks wrote: Sat Jun 20, 2020 11:15 amOh please no. I've always found Brutalism to be ugly.

The reason there is no visual of this progress, is because the new electrical lines were being pulled (installed) in the new duct lines. It is underground work.. What you are telling me is they secretly buried the conduits, piled more dirt on them, and now want to pull wires through that conduit.

Brutalist style? I don’t think any of it would be missed. The library building ... if they scrubbed the outside it might be better. Right now it looks like the floor of an ice cream shoppe.

Sorry you were unable to decipher the meaning of my last post. Let me help- nowhere in that post did it say I didn’t appreciate the Brutalist style of architecture..What I did write was, I appreciate a varied MIX of different styles for our downtown core. That’s all.. Which, by the way, has nothing to do with my appreciation of the Kiewit HQ’s building (and your contempt for it). Nice “effort” though..Omahacritic wrote: Sat Jun 20, 2020 7:17 pmDidn’t you tell us you appreciated the z-brick on new Kiewit building because it blended in with the others?Omaha Cowboy wrote: Sat Jun 20, 2020 12:40 pmI’m torn on this. You asked a question and were given an answer..
It’s too bad your ego will not allow you to accept and understand an opinion which differs from your own (you don’t have to agree with it, but you can at least accept it without being disagreeable). Countless times you have shown the inability to understand and appreciate other posters input on this GLM timeline issue. Anyways, moving back....
Personally, I think the Brutalist style looks very ugly and is a detractor from the city - especially as an endcap to a large public park system.
As someone said before, this variation of a main library is not conducive to the digital age. I understand that you still have to have a repository of all the "paperback editions". But move the main branch to a development on the Civic Site and make it a combination of the "main library" and "DoSpace East".
In its place, put a residential tower that caters to the outdoors/active set. They're going to be living at the front row of a new park system that is supposed to be pushing this for downtown Omaha. Have an amped up indoor gym for the winter time, a massive climbing wall, etc. etc..

Re: Official: Gene Leahy Mall
There's really nothing about the main library layout that prevents it from being used as a digital first library. Certainly it would be easier to convert the second floor as an example in to rows of computers at tables with rooms for 3d printing machines on the ends ala Do Space from rows of book shelves. The books can just be moved to the currently closed 4th floor. Than to demolish it and build a new library on the outside edge of downtown.
Put the shiny new buildings 1 block east and the library is no longer the end cap to the park. Then in 30 years everyone can complain about those generic 2020 style buildings that are at the end of the park and we still have a centrally located library.

Re: Official: Gene Leahy Mall
Now we’re getting back to actual discussion of the GLM phase of the Riverfront Plan and the effect it can have for the downtown core
..
As I stated in an earlier post, there has been a loose rumor which has floated around at least since the riverfront plan was unveiled a couple years back, that the library spot is prime for development of a significant residential highrise..and after demolition, the library could be moved to the Civic site as part of a mixed use development there. I’d support this idea if it ever became reality. As it relates to the Brutalist style look of the library building as it stands today, I agree with an earlier comment that it could use a big time scrubbing power wash. I think the style plays nice when blending in architecture to match other buildings in North Downtown for example..I also feel a shiney, glassy highrise tower would look completely out of place there.. But not so much in Omaha’s central business district core..
In the end, I would not be completely dissatisfied if the library ends up staying where it is- and as stated in Dundeemaha’s post, build 1 block east of there..
In any case, it’s going to be exciting to see the GLM phase of the plan come together in a couple of years, and to see what additional developments spring up as a by product...

Fair question. First, I would get it done! Not drag it out. The GLM portion west of 10th St has been idle for well over 10 days.Doctor Fate wrote: Fri Jun 26, 2020 12:13 amOmahacritic, if you were in charge of developing the GLM and Riverfront what would you do to improve those areas and spur more commercial, residential, retail, etc. development?
Just now getting bids for landscaping? A 10 mile bridge over part of the North Sea, with a 5 mile triple tunnel under the sea was built faster than they are building this thing.
Second, the building that forms the West terminus would be world class architecture. Shorter than the red towers. Majority of it public space, Think Arc De Defense in Paris. Or, Statoil offices in Fornebu, Oslo. (On a smaller scale)
10th Street bridge ... enlarge it, to make it more pedestrian friendly. The bridge is the connection between Convention Center and Old Market. Create something beyond a choke point. Something a bride might use for wedding photos.
The Harney St intersection .... so how make it a part of the Mall.
Tear down the Big Gray Wall on the Mall. Reopen 12th St to Old Market. Okay, not immediately realistic, but imagine something unique and of smaller scale to complement the Holland Center across the Mall. Where the OM is not separate.
The Mall ... First, plant Bentgrass, or a hybrid Bermuda. not Rye or Blugrass. A pavilion/stage? No.
Dog Park? While I like the concept, I question if it would really be worthwhile. Most Dog Parks are big. They are easily over 1/3 to 1/2 of a city block. They also become rutted and quickly are just dirt and weeds. Right idea, wrong place? And I’m a dog person!
Heat the sidewalks when it snows. Keep the salt/brine out. Install solar lighting on pathways.
Keep the slide. Play area.
I’ve more thoughts. For later
The Heartland Park area ... some good, some bad. But really, I question the time, expense and effort to build a massive walkway out over the river. Money could be better spent. And it’s likely a big reason for the extended timetable.
Lewis and Clark ... most anything is an improvement. And years before it’s finished anyway.

Some other things ... it’s a bit late in Omaha history, but the Mall should be Cultural center of Omaha. Moving Joslyn and Durham is not feasible, but annexes, new collections and new museums around the Mall should be considered.
Mall itself ... lots of technology for lighting and connectivity. Stuff so advanced that the Mall is most advanced park in the country, daytime and especially after dark.

I'm sure some random person would be able to coordinate a project of this scale much better than a 130 year old construction company.

You'll be delighted to know that the current concept for the mall fixes the connectivity issue you mentioned. In fact you'll be able to walk from any corner across the space. I imagine people will still take pictures in the new park, the old design wasn't inherently special.

This is a good long term idea.

There will be room for both turf grass and native plantings in the new design. Lawns are terrible ecologically. we dump fertilizer that washes into our streams, we waste gas mowing something that mostly never gets used. I'm glad they're only using lawns as gathering spaces in the new design and the rest of the plantings can express our beautiful prairie landscapes.
Urban dog parks are great for bringing people to the space and they don't need to be oversized, the dogs can still run. Normally in urban dog parks in bigger cities they'll use artificial turf and other materials that won't have the maintenance problems you describe.
They kept the slide and expanded it as a play area, it will be better than before. They've also added a few new play areas to help attract people to the park. There will almost be too many play areas in the park, but that's not really a problem.
The Heartland Park area ... some good, some bad. But really, I question the time, expense and effort to build a massive walkway out over the river. Money could be better spent. And it’s likely a big reason for the extended timetable.
They should fill in that stupid lake, extend the street grid, and develop the whole thing. It's too bad there's wasn't another large body of water near by that the conagra ceo could have looked at from his office window.
Lewis and Clark ... most anything is an improvement. And years before it’s finished anyway.
Hard to do any worse than what's already there.

130 years experience ... faith is a great thing, but it doesn’t explain a park being more intensive than a 10 mile Long bridge.
10th St Bridge. You are wrong. The approaches from both directions are unchanged. Regardless, m talking about the structure itself. Right now it’s a street bridge that someone decided should have a sidewalk.
Turf grass and dog parks ... “native grasses” are fine. Who will pick the burrs out of your backside. Regardless, the Plans call for lawns too.
Like I said, I’m a dog lover. But a pen is not a park.
Heartland ... more hate.
Ciao.

Re: Official: Gene Leahy Mall
It looks like the pictures were updated again on the Riverfront Redevelopment website for the GLM portion. There is a new perspective on the Cove area, a different angle of the children's playground (that net thing looks dangerous, haha), and a nice view of how the new lawn and performance stage will look. I can't figure out how to extract all the pics from the website, so here is the link again: The Riverfront and here are a couple I was able to pull:

Thanks for posting that. It looks like a few weeks ago, they did a refresher and time line update for all 3 phases of the development...ita wrote: Tue Jul 07, 2020 11:36 am It looks like the pictures were updated again on the Riverfront Redevelopment website for the GLM portion. One thing I noticed about the timeline, which I don't think was the case previously, is that the site has Lewis and Clark finishing construction before Heartland. Also, I must have missed it before, but I didn't know Lewis and Clark's construction was slated to begin Q3 of this year. Did they bump that up?Omaha Cowboy wrote: Tue Jul 07, 2020 11:58 amThanks for posting that. Pre COVID there was a pretty big stink about the Lewis and Clark site due to the lead underneath.

The lot in the foreground is the one that is to have a building on it, correct?

It is listed as a site for “future development” on the PDF for the GLM development presentation on the Riverfront project website-NEDodger wrote: Wed Aug 19, 2020 10:24 pm The lot in the foreground is the one that is to have a building on it, correct?

The hope is, for a potential mixed use, mid to high rise development on that site.. That’s what’s been floated at least...

The last diagram I saw showed it as green space. Maybe a green building.Omaha Cowboy wrote: Wed Aug 19, 2020 11:12 pmIt is listed as a site for “future development” on the PDF for the GLM development presentation on the Riverfront project website-NEDodger wrote: Wed Aug 19, 2020 10:24 pm The lot in the foreground is the one that is to have a building on it, correct?

Notice all that electrical and landscaping that was to begin in July?
Landscapers did get started ... they mowed down the weeds.

The PDF is showing it as a site for “future development”.. between 13th and 14th street at the front base of the GLM.. perhaps you’re thinking of a different spot?...

Had this discussion in May. Nowhere does “future development” say “building”. Also, the parcel is inside the dotted line of the Mall ... and it is grassy.Omaha Cowboy wrote: Sat Aug 22, 2020 3:21 pmCheck again..Omahacritic wrote: Sat Aug 22, 2020 11:34 amThe last diagram I saw showed it as green space. Until the Homers show me something that says “future building site” ... it’s a park.
