It was floated around..at the time the riverfront plan was announced nearly 2 years ago..there was/is hope a mixed use building (presumably a mid or highrise) will be built on that land. There was no reference to a “park”.. Sheesh

And to expand a little on the actual topic, an additional goal has always been that revitalization of the GLM to the riverfront will create a more robust, livable and street level 24/7 walkable environment, which will then help in spurring additional mixed use building developments on lot properties listed on the plan..
This plan will be a game changer for our downtown core..and who doesn’t want that?..
I’ve said it before here- once this project is seen through to completion in a few years, Omaha will be the envy of most all cities in its 1 million+ population peer group..if it isn’t already...

I’m really looking forward to seeing it all come together with much better, stronger, and more usable connections to HoA lagoon, riverfront, and L&C landing. There’s no reason this won’t be a catalyst for more of the remaining empty space close to GLM to be filled-out with new development. It’s easy to get discouraged and impatient looking at all the exposed dirt in the area now, especially if you see it every day.

That 11th Street Promenade is a focal point that really interests me. For one thing, the old archway that is being preserved will be perfectly situated on the promenade. And 11th Street will essentially be a pedestrian way which goes from the middle of the Old Market straight on up to the middle of the Capitol District, and bypassing the park and the new concert venue being built on 11th & Capitol. A straight trek without having to go to 10th or 13th. Great concept and preservation..
The walkable, street level activity component of this overall plan is vital. It’s been an unrealized vision of Omaha city planners for over 5 decades..to create a vibrant, 24/7, livable downtown core..going back to the Alden Aust Days of the 1970’s (Aust was the Omaha City planning director under former mayor Eugene Leahy).. Aust was a visionary. The GLM was his original concept..
That’s why all three phases, and the components that lay within each, make this Riverfront plan a game changer..
In a few years, this vision, connecting a time frame over 50 years in the making, will finally come to fruition..And the additional developments which piggy back on the plan will be the desired by product. In the end, when the downtown Omaha Core wins, we all, as citizens of the metropolitan area..WIN...

And not a single Homer can explain why the GLM portion was fallow while they claimed work was going on. They can’t explain why it had to sit. They can’t explain the change in timeline from the original pronouncements.
But the Bobbleheads, just like the Homers, keep shaking their heads up and down.
Better place to live ... how do you measure? How can you measure that TODAY?
Redevelopments ... don’t always work. Regardless ... if you live 10 years at one location, and wait 4-5 years for the hoped for improvements .. that’s 50% of your time.

Mr. Critic, have you seen a detailed Critical Path breakdown of all of the phases of the project and the key milestone dates with early-finish, late-finish dates listed? Other than press releases, how would you know if they were ahead, behind, or on schedule? I don’t base my “better-place-to live” opinion on the unfinished project Vs. original GLM or some other development. From the attributes shown in the latest proposed drawings and renderings, it appears some of the flaws in the first GLM design are being eliminated, such as making better North-south connections across the park and better connections to the Old Market, HOA, L&C Landind, Riverfront etc. not to mention raising it back up to street level.
You may not have been here, but I’m fairly certain the existing GLM probably took at least 10-15 years the get to its mature state the way is was before this ne project started, if not longer.

And not a single Homer can explain why the GLM portion was fallow while they claimed work was going on. They can’t explain why it had to sit. They can’t explain the change in timeline from the original pronouncements.
But the Bobbleheads, just like the Homers, keep shaking their heads up and down.
Better place to live ... how do you measure? How can you measure that TODAY?
Redevelopments ... don’t always work. Regardless ... if you live 10 years at one location, and wait 4-5 years for the hoped for improvements .. that’s 50% of your time.
I don’t base my “better-place-to live” opinion on the unfinished project Vs. original GLM or some other development. From the attributes shown in the latest proposed drawings and renderings, it appears some of the flaws in the first GLM design are being eliminated, such as making better North-south connections across the park and better connections to the Old Market, HOA, L&C Landind, Riverfront etc. not to mention raising it back up to street level.
You may not have been here, but I’m fairly certain the existing GLM probably took at least 10-15 years the get to its mature state the way is was before this ne project started, if not longer.
To piggyback off what Tito’s and Get Urban have already stated- none of us here (that I know of) work with (or for) the construction companies associated with the phased plan - 95% of the funding of this $300 million project is privately funded and as Get Urban stated- they, ultimately, call the shots..
What we do have, is a timeline and a website that is updated fairly regularly..and has been very transparent (to my eye) with the proposed length of each of the 3 phases in the plan.. I did a little research to refresh my memory- The entire plan was announced in October of 2018, construction started February 2019 and the “original” timeline called for all 3 phases of the plan to be finished by the end of 2023.. There has been several additional add on tweaks/developments to this plan (all for the better) and the current timeline calls for a mid year 2024 completion date..Not dramatically different at all from the original Fall/2018 press release. So nothing earth shattering there..
The Capitol District Apartments started renting out spaces in the Fall of 2017 into 2018.. So if someone was renting at the Capitol District (for example) its reasonable to believe he moved in with knowledge of the Riverfront plan beforehand..But chose to move in anyway.. Regardless, nobody put a gun to his head and made him move downtown prior to February/March of 2019 when the GLM Phase started..
Instead of doing actual digging with questions asked of the developer’s or members of the construction teams for a progress update as Tito’s suggested, it’s easier to come on an Omaha Development/Booster site and whine about dirt/construction he can’t do anything about.. If one is not pleased with their surroundings, he can simply move out- Remember (again), nobody is putting a gun to his head..
Finally, I have to laugh at the whiner calling people who post on an Omaha Development/Booster site “Homers”, lol.. Umm Hello, I’d say most all of us here are “Homers” for Omaha..and that does not mean we all blindly agree with everything going on in our metropolitan area as “good” “needed” or “the best” etc.. There is enough evidence of this posted by members throughout the forum..so it would be absolutely ridiculous and untruthful to state or even insinuate otherwise..
I’ve been an administrator and moderator on this forum for over 17 years now. So if someone calls me an Omaha “Homer”, I won’t disagree with that- and I think I speak for our entire administration team- they wouldn’t disagree either. So if the whiners use this term as a put down or insult, that’s fine.. I believe we’re all adult enough to consider the source, and let it whisk away like water off a duck’s back...

It's easy to complain about things one doesn’t understand - I hear it about construction, weather prediction, computers etc. Maybe they needed to let the ground settle. It was a pond for many years, it seems logical that it may sink some over time and it would be dumb to start anything while that is happening. There are a lot of factors in projects like this we on the outside just don't know.

This is my “guess” as well. As a parallel example perhaps, huge mounds of dirt were brought in during construction of the North Freeway in certain areas. These mounds sat there for a couple years and then were removed. Why are you acting like this is some national conspiracy that is threatening our lives? Sure it sucks that the parks are closed but does it really bother you that much that you feel the need to check this thread multiple times a day just to complain? I picture him as a 65-70 something guy living in one of those big old brick apartment/condo buildings on the East end of what was once a big beautiful park. Now when he walks outside his front door he is standing right in the middle of endless dirt. People say wait 5 or 10 years and it will be better but he will be 80 or dead by the time any of that ever happens....if it ever happens. He got screwed I get it. I'd be curious where Mr Omaha Critic received his engineering degree that he's so well versed in soil grading that a single picture makes him think it's done. Regrading all of that earth takes time. It's not just about pushing it around to look busy, it's using several engineering minds and tools to ensure that once it's reached grade that it is stabilized and all the necessary slopes are there to avoid soil erosion and to encourage proper drainage.

In any case, I took a stab that he recently moved downtown in 2018/2019 and was under the impression he lived in the Capitol District Apartments.. Regardless..the point, which he states he didn’t get, was this- nobody forced him to move downtown; and if he’s that unhappy with the current surroundings..no one is putting a gun to his head. Move out and on already.. Skedaddle!..
Additionally, he has no factual proof to back his clams that little to no work is being done on this project.. It’s his Sidewalk Supervisor untrained OPINION based on his untrained observations he states are “facts”.. Of course, that’s baloney and everyone here sees that..
The more whining we read, the sillier it gets. Now that’s a sad, but true fact...
