Yeah, it's been like that for a while. I am glad we got our yearly official update though. Still not dead. If they do not announce some office tenant(s) by end of next year, that previously announce 2022 construction date is going to be pushed back.Doctor Fate wrote: Sat Oct 03, 2020 10:47 pm Clicking though the links in that article take you to this official website for 1416 Dodge. If they can secure a major tenant..and if the project financing is secure, I could see a 2022 start date as a possibility..
We’ll see. The whole thing could end up a flop just like Wallstreet Tower..
I’ll remain cup half full for now...

Sad to think that if they hadn’t been in such a big hurry to clear the whole city block for a pie-in-the-sky high rise development, we’d still have the old significant historic UP building that would be full of condos or a hotel for the last 11-12 years. That building was ugly on the east and bare north sides, but maybe something could have been done to dress those up a bit. But what’s done is done, so I’m still hopeful we’ll eventually get our wish of a very substantial Lanoha high-rise.

A friend of mine who worked at UP during that time, told me that pieces of the building were actually breaking off and falling to the ground. The building had become a hazard..and to renovate would have carried an astronomical cost..
In the end, the city (who owned the property) has always tasked the developer to build a new, signature high rise on this property. That requirement has never wavered..

Re: 1416 Dodge - Lanoha Highrise
The pandemic has made this an even more interesting project and factors into the timeline. Lanoha has taken an approach that is 180 degrees to the Wall Street Tower; rather than focusing on residential, Lanoha dropped that altogether to focus on corporate tenants. Granted, Lanoha has said that there will be mixed use, including retail and possible entertainment space, but this is a 700k square foot project dedicated to office. That may have not been a bad idea in 2018/2019, but from what I have read the type of corporate HQ that Lanoha has planned for this project is not in vogue right now. On the other hand, some large corporate entities like Amazon are looking to spread out its work force in other parts of the county where workers can find affordable housing and still retain a high quality of life. In my opinion, Lanoha's strategy at this point could be to focus on a regional office (or two or three) to fill some or all of the building rather than getting whole hog, a new HQ. Additionally, I was hoping that maybe they would pivot somewhat to include housing, but according to most recent update, that is still not happening. I think it is a missed opportunity with a project this large and contrary to what Lanoha said, I think there are people in Omaha who would be willing to pay a higher price to live in a skyscraper like this. But that's just my two cents.Omaha Cowboy wrote: Mon Oct 05, 2020 3:11 pmSure it was a grand old piece of architecture, no doubt.. The effects of this pandemic have been so fluid, things can change on a dime, including retail and business forecasts..
Again, I’m just happy to see Lanoha and Investors Realty are still active in pursuit of the plan..I was beginning to think it was dead in the water..but we still have life...

I would love to see them incorporate several floors for a hotel and work with Marriott to move the DoubleTree there and then demolish the existing one to open up 16th street back up. The 27 story tower could be hotel and residential and the 30 story could be for the regional office user you're talking about.ita wrote: Mon Oct 05, 2020 3:56 pmThe pandemic has made this an even more interesting project and factors into the timeline. In the initial article in the OWH, hotel rooms were stated as a possibility. But this update from Investor's Realty makes it seem like all square footage is devoted to office use. Maybe hotel rooms are still in play (though the pandemic has shown how fragile that industry is as well). As Cowboy said, things are fluid at this point so who knows what the ultimate usages will be when this is built.Doctor Fate wrote: Mon Oct 05, 2020 4:52 pmI would love to see them incorporate several floors for a hotel and work with Marriott to move the DoubleTree there and then demolish the existing one to open up 16th street back up. I can't help but notice some of the proposals for KC look similar to this design. While I don't think those developers saw these renderings and immediately copied them, it did make me think that there have been other cases where we've seen trends in architecture that seem to appear simultaneously in different cities ('helicopter landing pad' design?) Is there some sort of consortium where architects decide how every building will be designed for the next 5 to 10 years?

This proposal is reminding me of a “cold crime case”..
Just nothing happening, no leads or recent feedback. Of course, the happenstance of the pandemic has added a significant wet blanket..
In a couple of months, we’ll be at the 2 year mark since this latest proposal was announced. I’m going to snag some low hanging fruit and say if we hear no updates within 90 days, this plan is completely dead in the water...

The sad truth is that a few candidates for this project went elsewhere. Kiewit, Scoular, a few others. For it to succeed there have to be at least a few interested parties. The matrix to downtown demand seems to be out of whack. I am flummoxed as to why a company would have an interest in locating at 204th and wherever, and I get that a CEO might want to have a short commute and "Well, we surveyed the employees...", as if there aren't any employees who'd like to have more of a choice in lunch other than Jersey Mikes and Runza.Omaha Cowboy wrote: Fri Dec 04, 2020 3:46 pm This proposal is reminding me of a “cold crime case”..

It’s the “Good School Paradigm” and it rules over all in Omaha. Parents in Omaha want their kids to go to “good schools”, and coincidentally the only metric consistent in that analysis is that the school’s demographics are 97% white.Bob from Omaha wrote: Fri Dec 04, 2020 6:23 pmi am flummoxed as to why a company would have an interest in locating at 204th and wherever, and I get that a CEO might want to have a short commute and "Well, we surveyed the employees...", as if there aren't any employees who'd like to have more of a choice in lunch other than Jersey Mikes and Runza.

The city has always held the goal, since the old UP building was finally demolished in 2005, that a significant, skyline enhancing highrise is to be built on this prime downtown location.. Multiple proposal failures, developers and 15 years later, we have nothing..
And I’m not really sure the pandemic could be used as an excuse.. because we’ve heard nothing of substance from Lanoha in over 18 months..
That’s why I’m giving our forum infamous “60-90 day” window before I officially, in my mind at least, proclaim this latest proposal as completely dead.. I’d also say, if Lanoha doesn’t come through, which today, I’m 90% certain they won’t..It’s time to give another developer a crack.. This has been a long missing piece of the Omaha skyline puzzle and it’s time to get some smoke...

Re: 1416 Dodge - Lanoha Highrise
The old UP building was one of the uglier buildings DT. So nobody said much when it was torn down. However, nobody could of guessed the lot would still be a green lawn 15 or so years after its demolition.
Omaha has a very hard time getting anything built downtown when it comes to structures over 10 floors. I Think the best chance for Omaha to get a new highrise DT would be an apartment tower not an office building at this point.

Retweet. Condo or apartment tower is our best bet. Maybe a hotel, but we seem good on inventory there for awhile.Cermak wrote: Sat Dec 05, 2020 12:46 am The old UP building was one of the uglier buildings DT. The oldest part of the old UP building was worth saving from an aesthetic/historical point of view, had it not been in such disrepair. But I agree residential or hospitality seems more likely than office use right now, unless vaccinations help rapidly wipe-out Covid completely until the next pandemic comes along. Hopefully the next pandemic won’t happen until the distant future.Louie wrote: Sat Dec 05, 2020 4:33 pmRetweet. Condo or apartment tower is our best bet. Well, the last pandemic was 100 years ago.. So hopefully we see no more of that in our lifetimes once we get to the other side of Covid..GetUrban wrote: Sat Dec 05, 2020 7:38 pmThe oldest part of the old UP building was worth saving from an aesthetic/historical point of view, had it not been in such disrepair. In any case, I’m not so sure that a DT highrise would be limited to residential or Hospitality.. This latest proposal was highly centered on a significant business component.. Of course, we’ve heard nothing from Jason Lanoha since this proposal was announced February of 2019..So its likely, as the months pass, Lanoha’s current proposal is dead in the water. We’ll see within the next 90 days..
One thing that tilts in the favor of a residential/hotel highrise is the Riverfront Development plan..
My hope is, within the next 5 years, there is steel in the ground and 2 new highrise structures will develop along our skyline..
Fingers crossed

Haha. Anyway, I am with the others on this one. Getting a high-rise office project, I think, is going to be preceded by a major residential project(s).
The more people want to and actually move downtown, companies and offices and retail will follow. Additionally, with the Riverfront Project, I think that will pull in people that want to live downtown first, before companies that want to have a downtown office. I could be wrong, and for Lanoha's sake, hope I'm wrong, but I think a high rise residential makes sense more than an office one at this time.

Perhaps. But we’ll see, because a major component of this latest Lanoha proposal was a significant business presence and minimal, if any, residential.. Like I’ve intimated, I think it’s about time to hear from Jason Lanoha. Give us an update on the project..Alive or dead. And if dead, I think it’s time for another developer to take a crack at developing this prime property..ita wrote: Sun Dec 06, 2020 4:05 pmThe more people want to and actually move downtown, companies and offices and retail will follow. And it’s not like we don’t have businesses that have moved (or are moving) downtown- just look a few blocks away in North Downtown and see Kiewit (as an example)..Or Toast, Markel etc right in the heart of Downtown..
But I do think the wildcard is our Riverfront Development plan.. As the phases near completion within the next 2-4 years, I agree- it will draw more people downtown and possibly unlock the potential for highrise residential or Hospitality in the core..

I think the best bet for the Lanoha development would be to get a hotel to be a large anchor tenant. The DoubleTree is very outdated and would be a great tenant if they can sell them on the benefit of relocating to a new building slightly closer to all of Downtown's key attractions.

Interesting idea. Not sure how it would fit into the current Lanoha proposal unless a redesign is offered/initiated..jomaha9 wrote: Sun Dec 06, 2020 10:40 pm I think the best bet for the Lanoha development would be to get a hotel to be a large anchor tenant. Re: 1416 Dodge - Lanoha Highrise
I would be hesitant to let the city demo the old Doubletree hotel and lose a 19 story building. It could be a repeat of the UP debacle and we might end up with another green grass lawn at 16th and Capitol. I don’t consider the Doubletree to be that bad. Not all hotels can be great and it serves a nitch of a decent aging hotel for downtown. I’ve stayed at a Doubletree in Skokie Illinois a Chicago suburb and one in San Diego. I didn’t think they were any better than Omaha’s DT Doubletree. And both were acceptable standards, even though they were built in probably the 60’s or 70’s.

Re: 1416 Dodge - Lanoha Highrise
This is a fair concern. I would say the Doubletree would not be replaced with a grass lawn but instead would lead to a reconnected 16th street. If they somehow relocated to the Lanoha site, the benefits to downtown would go beyond having a new tower.Cermak wrote: Wed Dec 09, 2020 2:54 am I would be hesitant to let the city demo the old Doubletree hotel and lose a 19 story building. Reconnecting 16th is a fine idea, but not at the expense of losing a great piece of infill, when we can't get empty lots filled.
In the future, it might make more sense. When every under developed parcel is packed to the gills. Then the city could re-zone, re-connect and sell two lots for quick development.

Re: 1416 Dodge - Lanoha Highrise
I hate to pour water all over the idea but that's not how hotels work. In all probability the hotel is owned by a corporation with a franchise agreement with Doubletree. In other words you can't just move. I suppose the owners of the property could willingly give up the franchise but why would they? In addition, would the owner, in their right mind, say "You're right. We'll demolish our multimillion dollar investment for the public good". Come on. You want a hotel on the Lanoha property? Find an investor with the millions of dollars willing to risk them on a hotel. Then find an investor or the city with millions to buy the current Doubletree, just to knock it down.

Another mysterious green grass area. This ones in midtown, at one time not that long ago some nice red brick buildings sat on this site. Anyone care to guess how long this will stay as a grassy lawn waiting for development ?
A) Another 2-4 years
B) 5-8 years
C) 9-19 years
D) 20 or more years

I would pick B.

We are now moving into the last 1/3rd of January with still no word from Lanoha regarding this latest proposal..
We’ll check back one month from now. If there is still no update from Jason Lanoha, we will be moving this thread into the “Projects Never Built” forum on March 1st...
