An Early Bird, a builder and a bar with pickleball courts are among the first wave of businesses set to occupy the Regency Landing redevelopment site near 108th and Pacific Streets.

Developers of the 12-acre area that includes the former Shaker Place commercial strip view their effort as a rare opportunity to perk up a pocket of tired commercial real estate in a high-profile part of town.

I am excited to see that this project is still going on. Businesses projected to open this summer. I am also glad to hear Twisted Cork is reopening after the renovation of the building. We had dinner tonight at Pacific Eating House and really liked the meal. While we did takeout, I was convinced that I prefer the twisted cork's ambiance over Pacific Eating. I hope they don't change too much and lose the intimacy.

I know that the mall on the north side of pacific street at 107th is getting redone. The gas station there was turned to rubble yesterday and I was wondering if anyone knew the specific plans for that parcel.

That’s all part of the Regency Landing development. Phase 1 is some retail/small office suites. I think I saw Early Bird is opening there. Later phases included some spec office and a hotel if I remember right. There’s a thread here somewhere.

That would be phase 2... First part of this project is rehabbing the 2 existing commercial / retail buildings. Although they might accelerate phase 2 if they could secure a major tenant. When I'd talked with the developers a couple of weeks back they were really focused on the 1st portion, as they felt that the current work from home environment wouldn't allow any companies to commit to major new office spaces until COVID settles down and people figure out the home/office split for employees long term.

But maybe that was them playing their cards tight, and were talking behind the scenes...

If I were a betting man, I would guess that they'd build a small hotel (ie Hampton Inn or similar) along the highway frontage before going full bore on an office project.

There are quite a few run of the mill hotels around TD Ameritrade/Old Mill. It would be kind of neat to see a boutique hotel in this location.

Concrete walls and floors separated all of the motel rooms in the Regency Lodge, as well as the old Holiday Inn on 72nd and Grover. Nobody builds that quality any more. Stay in a motel these days and you can hear your neighbor’s TV blaring, or plenty of other things.

Fire walls are now and have always been built to code, by definition. Sound going through walls is a separate issue related more to the Sound Transmission Class (STC) of the wall construction. Edit: I should also mention that over the last 50 years, the UBC IBC and NFPA 101 Life-safety codes have typically become more restrictive, not less. Especially after some major hotel fires in the 80’s, such as the MGM Grand hotel fire in Vegas.

As someone who lives within walking distance of this development I for one would love to see it completed, with the return of restaurants to the building. Early Bird would be a big plus!

Noli and Blue Sky have opened. I took a moment this afternoon to drive around the L shaped East building and it is located on the far west end of that first building, with the sports court on the adjacent west side of the restaurant. It was being used as I drove by.
It’s weird because the second level of the building has yet to be fully enclosed! There is still a large section open from floor to roof to the elements.
I’ll give them a month to work out the kinks of the new place before heading in for some pizza.

Yeah, I have been surprised by that too. Driving down 680 you can look right though that second floor. Good thing its been a dry summer.

We've had both the Noli's and Cheeseburger.... Both were on par with their other locations, and a welcome addition to the area. I think they'll do some good business, especially since both are on Doordash/Grubhub, allowing for delivery to this area that neither served previously.

As for the pickleball, it's a neat gimmick, but with only 2 courts, really not the focus of the place. Glad its kid friendly during the day, but after 8 turns to adult only for more of a bar scene.

You are correct. It looked like glass from Pacific Street but it is some sort of all weather heavy plastic.
