I was looking at the area North and East of 30th & Hamilton. Lots of empty and for sale lots for $5,000 a piece. I was just starting to consider the idea of buying a lot and building a house on it. Seemed like that area would have been great for my situation, but pretty much all the available lots in that quadrant were bought up by "Seventy Five North" in one sweep. Not sure exactly what their plans for those lots are, but some of them are a good half mile away from the main project that we are currently speaking of. So yes, you have the main project that is north of Parker, but they own a lot of the entire area from Hamilton to Lake.

They must have sold the lots already as Seventy Five North only owns a few lots now, per the county site, and they are all near the Highlander. I looked under the Highlander moniker and did not see anything outside of the development. Slightly off topic, but have you looked at Omaha Municipal Land Bank's inventory? They sell empty lots for about that price if you are interested in building in North Omaha.

To answer your question Busguy, OMLB is a non-profit that was formed under State law. It's an interesting organization, but it is governed by a board of directors and they have agreements with the City to be able to clear liens, like property tax liens or liens due to the condition of the property, when they purchase it at foreclosure. They have other means of procuring properties, but that is the extent of my experience with the OMLB.

As far as purchasing an OMLB property, they are looking for owners who will rehabilitate properties or build within a certain amount of time of purchase (I think it is one year). You also have to show you have the financing necessary to accomplish your plans. You do go through an application process, but if you are seriously considering to build a home you will live in yourself for a while and have the financing and plans in place, I think you would be a good candidate to be able to purchase from them. I don't think enough people understand or know about OMLB.

Haha. There is no shortage of lots available throughout urban Omaha. OMLB is usually holding several hundred lots at any given time, so there should be something for you in a couple years.

I think the building plans have a good level of density and massing. I like the recreation of a street grid they have as well. Just a very solid neighborhood corner. I would love to replicate this design plan in as many places throughout Omaha as we could. Empty lots on N 24th st, the St. Paul's church site, the Mutual lots on Dodge, around the old Grace university campus, 10th and Bancroft, Southside terrace, up by Millwork or even further west like 90th and center, the area behind canfield plaza, and in Ralston.

I've heard good things about that place and have been wanting to try it. How are the prices?
Just checked the menu. Good looking burgers. One thing I really like about a lot of the North Omaha restaurants is the prices are usually delightfully low. This seems to be more normally priced, which is okay.

This zoning request was submitted in the last planning board meeting. Mixed use building with a couple smaller apartment buildings on the site which is on the east side of 30th between Burdette and Patrick streets. Another good addition with building right off 30th.

Four new houses will soon rise on vacant lots at 29th and Parker Streets, the first of dozens of single-family homes that 75 North Revitalization Corp. will build and sell in North Omaha over the next few years.

The new homes, financed in part by federal money through the City of Omaha, represent 75 North’s first foray into building houses. They will be an extension of the nonprofit redevelopment corporation’s recently constructed Highlander development of apartments, duplexes and town houses along North 30th Street.

The Highlander is already home to more than 400 people, as well as businesses, college satellite sites and community spaces. The nonprofit also recently broke ground on 108 more mixed-income apartments, plus commercial space, due for completion in spring 2023.

Blair Freeman LLC, the firm representing the owners, is seeking contractors to build the four houses along Parker Street this year. They will line the south side of Parker Street, across from existing homes that will adjoin the newest apartments. There are plans to erect nine more houses northeast of 29th and Parker within the next year or so. More will follow on 22 vacant lots a block farther north, near 29th and Blondo Streets. And 75 North’s plans call for about 15 more houses in the neighborhood after that.

I was using Google street view at 30th and Blondo and I noticed that the view from this development is very nice! Elevation and the view it gives in my opinion will become more and more desirable in Omaha. Maybe someday we'll see high end mid rise condos at this location.

Good to know this is progressing as planned. The press release however doesn't give much information and the link in the post below is to Hausmann Construction reporting this as 67 residential units. The city plan states 61 units, so it must be a typo. I do wish they would break out the massed developments and identify the buildings by name. My guess is shown on this sketch. I assume the Burdette is the large building since it fronts Burdette street, it must be 49 units if the total is 61. I have a 50/50 chance on the smaller buildings of getting the names correct. No references found to these details on any of the press release or named contractors links.

City of Omaha receives $5 million HUD grant for development, construction costs

The U.S. Department of Housing and Urban Development awarded the City of Omaha and the Omaha Housing Authority $5 million through the Choice Neighborhoods Implementation Grants. It rounds out $25 million awarded under the same grant back in 2019.

The partnership between the City of Omaha and the Omaha Housing Authority will use the now total $30 million for housing and neighborhood development projects in the area of North 30th Street.

“One of the great things about the Choice Neighborhood program and the efforts that we’re making throughout this neighborhood is that all of the buildings are mixed-income,” said Omaha Housing Authority CEO Joanie Porre. “So if you walked into the unit of a very affordable tenant versus a market-rate tenant, you wouldn’t be able to tell a difference.”

This additional $5 million will “close gaps in construction due to significant increases (in cost),” for the housing authority’s upcoming projects, said Porre.

The latest phase is the Kennady Square East project, located where Spencer Homes used to be. It will be a mixture of housing types with apartments, single-family homes, and townhouses.

Where the former Omaha Housing Authority’s former MLK center is located, a new apartment building is to come with a commercial phase beneath.

The Davis Ridge development will sit on the hill above the Highlander with nearly 50 units of rental housing.

This is still moving forward with the Kennedy Square Project. Here's a summary map of some of the phases in progress.

Don't see this style of residences in Omaha with open balconies. Really nice to see it in a mixed income development. Would like to see more like these elsewhere, but say in the 10+ story range? Anyway, I am glad 75 North keeps filling out.

Grand opening of Community Wellness Collaborative is Sept. 27

On Sept. 27, the UNMC and Nebraska Medicine communities are invited to celebrate the grand opening of the med center’s Community Wellness Collaborative, located within the Highlander neighborhood in north Omaha.

A ribbon-cutting ceremony and open house are planned from 4 to 6 p.m. in the Community Wellness Collaborative space at 2120 N. 29th St., Suite 200. UNMC Chancellor Jeffrey P. Gold, MD, and Nebraska Medicine CEO James Linder, MD, will be on hand along with community leaders.

The space is dedicated to engaging individuals and groups and connecting them with health resources. Connect with the team and learn more about the Community Wellness Collaborative’s vision to provide support and resources through education, training and building career pathways.

“Having a joint presence at the Highlander with our clinical partner, Nebraska Medicine, creates a win for our organizations and more importantly for the people in north Omaha,” said Heidi Keeler, PhD, assistant vice chancellor for the UNMC Office of Community Engagement. “The CWC will enable us to create new ways to improve health equity among the community and create a diverse workforce.”

Located at 30th and Patrick streets, the building is part of the Highlander neighborhood’s purpose-built communities’ revitalization efforts to support residents and tenants in and around the area. With a goal of helping reduce disparities within the 68111 ZIP code area, the med center’s programming and initiatives will start with its community health needs assessment and improvement plan and move efforts forward in partnership with community members.
